**Overview**:
As the Property Manager at Patriarch Property Management, you will oversee all aspects of property management operations, ensuring the efficient management, maintenance, and leasing of our properties. Your leadership will be instrumental in maintaining high standards of tenant satisfaction, property performance, vacancies, make-ready turns, coordination on small projects and operational excellence across all entities and properties in the portfolio including the Black Wolf Ranch operations.

Lead and manage a team of leasing agents, maintenance staff, and administrative personnel.

Provide guidance, support, and training to ensure team members perform effectively and meet organizational goals.

Oversee the day-to-day operations of all properties managed by the company.

Serve as the primary point of contact for tenant inquiries, concerns, and disputes, resolving issues promptly and professionally.

**Leasing and Marketing**:

Collaborate with marketing teams to develop promotional materials and advertising campaigns to attract tenants.

Financial Management:
Develop and manage property budgets, ensuring expenses are within budgetary constraints and revenue targets are met.

Monitor rent collection, delinquencies, and financial performance of properties, taking proactive measures to address any discrepancies.

Analyze financial reports and performance metrics to identify areas for cost savings and revenue enhancement.

Occupancy Rate: Ensure high occupancy rates across all properties managed by the company.

**Responsibilities**:
Lead monthly MSH Level 10/SOP Meeting - Keep agenda updated as needed

Lead the builder warranty experience coordinating between homeowners and subcontractors (occasionally, you will have to be on site to confirm tasks are completed)

Update SOPs as needed and ensure they're followed by MSH Admin

Complete a weekly audit of houses - identify which need to move forward, which may have roadblocks, if any have recently closed that we need to complete a close-out checklist for, etc. After audit, follow up with appropriate administrative parties to push projects forward

Oversee to completion close-out checklist for each build that has closed

Oversee to completion estimating process for each new build

Update the loans spreadsheet on a monthly basis by ensuring new loans have been added and loans that have closed are no longer active

Review the WIP on a monthly basis and ensuring it's accuracy before sending to CEO

Write & deposit draws on a weekly basis

Oversee weekly invoice review process and entering of invoices into BuilderTrend

Research new initiatives for the company and implement/create new SOPs as needed

Cut checks on a weekly basis for vendors and subcontractors
