Overview:
Continental Real Estate Services is committed to upholding the principles of Fair Housing. Application Process:
All applicants aged 18 and older must complete and sign their own application. A nonrefundable application fee of $40.00 is required for each applicant. Please note that without this fee, the application will be deemed incomplete and will not be processed.
It is mandatory for applicants to submit the application fee online. Exceptions apply for co-signers, spouses of current applicants, and current tenants applying for a new unit.
Credit Evaluation:
Continental Real Estate Services will obtain credit reports for all applicants, with a nonrefundable fee of $20.00 for each report. If a guarantor or co-signer is involved, credit reports may also be obtained for them.
Income Verification:
We do not discriminate based on the source of income. Proof of income is required from all applicants and guarantors. Self-employed individuals must provide their most recent tax return and three months of bank statements. Documentation is necessary for any income sources such as Social Security, child support, or alimony.
Unverified income will not be accepted.
Pet Policy:
Specific dog breeds, including Rottweilers, Dobermans, and certain pit bull types, are not permitted in our rental properties. Rent will increase by $50.00 per month for the first approved pet and an additional $25.00 for each subsequent pet. Pet privileges are granted on a month-to-month basis and can be revoked if necessary.
Approval and Move-In Requirements:
All application fees must be paid in full, and applications verified and approved. Applicants must provide valid identification, including a photo ID and relevant documentation. A security deposit is required, and a rental agreement must be signed by all approved parties.

This notice is provided by Continental Real Estate Services, acting as an agent of the property owner or landlord. We acknowledge receipt of this notice.
