Position Overview:
Important Note: Please be aware that due to community guidelines, no one under the age of 18 can live in the Super’s apartment.

Responsibilities include but are not limited to:

- Maintenance and Repairs: Conduct routine inspections, identify maintenance issues, and perform repairs promptly. This includes but is not limited to plumbing, electrical, HVAC, and general handyman tasks.
- Conversion of cabinets to ADA compliant as needed.
- Grounds keeping: Ensure the exterior areas of the community are well-maintained, including landscaping, snow removal, and maintaining common areas.
- Monitoring, operating, and maintaining trash/recycle chutes and trash/recycle movement.
- Indoor and Outdoor Amenity Maintenance, Repair, and Oversight: EV Charging stations, pool, fire pit, mail room, plus all additional equipment and areas.
- Safety and Security: Implement and oversee safety protocols. Monitor and address security concerns to ensure a safe living environment for residents. Ensure functional cameras and footage review.
- Resident Support: Respond promptly to resident service requests and inquiries. Maintain a positive and professional relationship with all residents.
- Record Keeping: Keep accurate records of maintenance and repairs. Provide regular updates to management on the status of ongoing projects.
- Team Collaboration: Collaborate with other team members, contractors, and vendors to ensure the community's overall functionality and appearance.
- Perform emergency maintenance services while on call outside of business hours.
- Other duties as needed or as assigned by management.

Qualifications:

- 3+ Years of previous experience as a residential superintendent or similar role is preferred.
- Proficiency in operating a lift and other maintenance equipment.
- Strong handyman skills, including knowledge of plumbing, electrical, and HVAC systems.
- Ability to identify, troubleshoot, and repair common appliance problems.
- Knowledge of maintenance safety procedures.
- Ability to lead subordinates.
- Excellent communication and customer service skills.
- Ability to work independently and collaboratively within a team.
- Flexibility to handle emergencies and urgent matters as they arise.
- Positive attitude and mindset, and a desire to help people.
- HVAC Certification required
- Certified Pool Operator a plus
- Valid NJ driver's license required
