**JOB OVERVIEW**

The Facilities Manager is responsible for the optimal operation and maintenance of the Food Bank of Western Massachusetts’ facilities as a key support of our operations. The person in this position develops and maintains systems to anticipate and monitor building issues, is responsible for the facility budget, and manages staff and vendors to maintain the facility in excellent condition. Facilities management includes all aspects of building and equipment maintenance, building security, and safety.

**Some of the essential functions**
- Responsible for maintaining equipment and facilities operation at peak efficiency.
- Ensures all repairs performed by vendors or facilities staff are completed promptly and meet standard esthetics.
- Ensures regular preventive maintenance and repair of buildings, mechanicals, grounds, and equipment including: furnishings, warehouse equipment, machinery, solar array, HVAC, refrigeration systems, plumbing, electrical systems, alternative energy systems, and fleet. Tracks when inspections are due and who to contact.
- Responsible for maintaining HVAC and intrusion alarm systems, and maintenance work order system.
- Receives, evaluates, and problem-solves alarms notifications
- intrusion, coolers/freezers.
- Communicates with staff at all levels on facilities-related topics
- Responsible for updating and maintaining standard operating procedures for the department.
- Responsible for the Food Bank’s Safety Program; providing and identifying trainings to ensure a safe workplace environment and routine workplace safety training, including warehouse, forklift, trucking, fire safety, fire extinguisher use, CPR, and ECT team.
- Responsible for responding to all alarm (perishable storage & building) notices, security, and or equipment failure situations. Includes being accessible via cell phone and onsite outside of regular work hours.
- Hires, trains, and oversees facilities staff to adhere to established policies and procedures, and monitors compliance to established policies and procedures.
- Oversees maintenance of facility and operations to comply with OSHA, AIB, USDA, Feeding America, local Board of Health, food industry and other licensing bodies; and maintains proper permits.

WORKING CONDISIONS
- Consistently
- standing, sitting, walking, driving, twisting, bending, seeing, hearing, pushing, reaching, and pulling; Lifting and gripping of objects weighing from less than 20 lbs up to 65 lbs.
- Evenings and weekends, if needed.
- Temperature zones in the warehouse and outside grounds can range from -10 to 95 degrees Fahrenheit.
- Powered equipment (i.e. forklift, pallet jacks, snow blower etc.)
- Ability to work on various height related tasks, ranging from floor level to over 15 feet.

JOB SPECIFICATIONS/REQUIREMENTS
- Three to five years of experience in facility management
- 1C Hoisting License and/or ability to acquire within 3 months of employment
- Strong leadership and communication (both written and verbal) skills; ability to work with diverse staff and constituencies including vendors and inspectors
- Two years of experience supervising
- Computer proficiency to perform needed tasks or demonstrated ability to learn (see below)
- Excellent customer service skills
- Ability to present information and facilitate meetings
- Budget management
- Industrial trucks experience or ability to learn, becoming proficient with forklift and ride on jack within 3 months of hire
- Aerial lift and/or ability to learn within 6 months of hire
- Experience with HVAC systems
- Experience with automated building management systems e.g. cameras, lighting, HVAC
- Experience creating and maintaining building and compliance documents
- Experience creating and maintaining preventative maintenance plans
