Summary

This highly visible position reports directly to the Vice President of Compliance and produces institutional value through the system creation, training and maintenance of all aspects of Company compliance. The Senior Compliance Specialist oversees processes, annual trainings, real estate brokerage compliance, real estate licensure, corporate entity management, and helps to mitigate risk and spend. The Senior Compliance Specialist is a self-motivated and adaptable internal resource, serving various business units with a deep commitment to knowledge, compliance and accountability.

Essential Duties And Responsibilities

This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

* Design, implement and manage compliance policies and procedures nationwide
* Develop and conduct monthly, quarterly and annual audits for licensees and various business departments, or otherwise as needed
* Assess and advise business colleagues on matters of compliance or escalated situations, including maintenance, landlord/tenant, and other property management disputes
* Optimize and manage Company entities, licensure and renewals
* Cultivate and maintain a thorough understanding of Federal, State and local laws, actively monitoring for new laws, trends or local customs, with specific attention to Fair Housing and real estate legislation
* Identify potential risks and appropriate solutions, escalating as necessary
* Assist the Vice President of Compliance with designing and maintaining reporting systems for litigation, brokerage licensure, entities and business licenses
* Evaluate, investigate and mitigate noncompliant activity
* As appropriate, represent Company at local conciliation and small claims court hearings
* Coordinate and triage with outside legal representation as needed for escalated matters
* Other duties as assigned to support the Vice President of Compliance

* Active Real Estate or Broker's License (or willingness and ability to become licensed immediately upon hire).
* Working knowledge of real estate laws, rules and regulations.
* Ability to self-manage and problem solve with little or no direction.
* A critical thinker with excellent communication skills.
* Intellectual curiosity and an interest in learning business practices and policies
* Knowledge and understanding of real estate contracts and business value vs. risk.
* Demonstrate a professional and positive demeanor. Remains fair, honest and collected in complicated or escalated situations.
* Quick learner with a knack for research, investigation and systems.
* Organized and able to manage multiple competing priorities.
* Strong negotiation skills and ability to easily diffuse difficult situations.
* Ability to discretely and confidentially handle sensitive information and data.
* Demonstrate honesty, trustworthiness & accountability.
* Cultivates and maintains trusting relationships with a variety of customers (internal and external).
* Proficient in Microsoft Office (Word, Excel)
* Strong knowledge of computers and technology including cloud-based software and applications.

Education and/or Experience

* Bachelor's degree, and 3+ years of experience in a property management role, real estate role, paralegal role, compliance role or a related field. Paralegal Certificate and/or Real Estate Licensure strongly preferred.
