Maintenance Coordinator

Description:
- We are looking for a safety-minded self-starter who is comfortable in a fast-paced environment. We perform commercial and residential maintenance on construction developments.
- This position will be responsible for assessing maintenance work orders and assigning technicians to visit occupied and vacant rental units to determine what work is necessary and perform repairs.
- The position will require frequent and consistent communication with technicians, tenants, and supervisors regarding the status of work orders.
- The ideal candidate will have experience in the residential and commercial construction industry.
Key Responsibilities:
- Troubleshoot work orders with tenants over the phone and in person.
- Enter incoming work orders into property management and service tracking software.
- Assign work orders to internal maintenance technicians and outside vendors.
- Assist with obtaining permission from the site manager to purchase and/or install maintenance supplies while staying within the approved budget.
- Coordinate with Property Inspectors and Rental Turn Leaders to determine maintenance needs for occupied and vacant units.
- Communicate with the supervisor regarding the overall maintenance function of the properties.
- Verify accurate time and detailed record of work performed by technicians at each location through the use of a service tracking application (Service Fusion).
- Coordinate with the Accounting Department to verify accurate billing for labor and materials via receipts and completion notes for each work order.
- Perform other duties as assigned.
- A valid driver’s license is required.
Minimum Qualifications:
- A valid driver’s license and corporate-insurable driving record
- High School Diploma/GED preferred
- 1+ years’ experience in construction preferred
- Accounting experience or coursework a plus
- Excellent communication, interpersonal, time-management, and organizational skills
- Ability to work independently or in a team environment
- Proficiency in Microsoft Office, Outlook, and Property Management Software
- Competency in using computers and related technologies
- This position will require extended periods (2+ hours at a time) of sitting; small bursts of standing and walking around the office; repetitive movements such as typing and dialing and speaking on the phone; and the ability to focus on multiple different tasks throughout the day.
