Property Manager Job Description

  •  The Property Manager must thoroughly understand the property management life cycle: property listing, leasing, tenancy, and move-out. The Property Manager’s mission is to protect our clients’ property investments and maximize their return on investment by managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports. 
  •  The Property Manager is the face of Doorby to property owner clients and tenants alike. They are responsible for monitoring leasing, rent collection, tenant relations, maintenance requests, capital improvement projects, administration, and owner reporting for all of the properties under their management. They will provide regular reports to clients on the status of their properties and advise on strategy for optimal property performance. No two days in this role are exactly the same, and the ideal candidate will thrive in problem-solving and finding mutually beneficial solutions for property owners and tenants.

Property Manager Duties and Responsibilities
  • Manage all financial matters related to a property, including rent collection, late payment resolution, and other property-related fees from tenants 
  • Make management and financial decisions for each property on our clients’ behalf, guided by our Management Agreement and previously established limits with the client; seek client approval if necessary
  • Report on the property’s financial status, influenced by occupancy, expiring leases, and maintenance needs, to our property owner clients on a monthly basis
  • Oversee property turnovers and lease-up by partnering with the Leasing Department to fill vacant properties - advise on target rental rates and ensure a property has been cleaned, maintained, and move-in ready; provide Leasing updates to the client property owner on a weekly basis
  • Supervise the maintenance of managed properties by scheduling maintenance and repairs, monitoring the progress of maintenance tickets, solving emergency maintenance issues, and inspecting properties as needed
  • Protect vacant properties by arranging routine inspections and maintenance checks
  • Foster a positive relationship with tenants and respond to complaints
  • Investigate and resolve property complaints, codes issues, and other rental violations
  • File for eviction and writ of possession for delinquent tenants
  • Complete property-specific paperwork, including Section 8 Paperwork
  • Renew tenant lease contracts, adjusting the rental rate to match inflation and other market influences to enhance profitability
  • Perform quarterly Owner Audits

Property Manager Qualifications and Skills
  • Ability to use appropriate discretion and sound judgment in tenant communications and advising property owners with reference to Federal Fair Housing regulations and federal and state non-discrimination laws
  • Capacity to understand lease agreements and their terms
  • Competency to understand basic financial statements as they relate to a property’s profitability and investment needs
  • Strong interpersonal and negotiation skills
  • Philosophy of client-service 
  • Google G-Suite experience
  • Excellent verbal and written communication skills
  • Bachelor’s Degree preferred
  • Experience in property management is a plus
