Description:

  • Building Relationships: Manage all communication with building staff, tenants, vendors, attorneys, and construction staff. Maintain open lines of communication and mediate any disputes or issues that may arise.
  • Board Meetings: Regularly attend and participate in board meetings. Give updates on property statuses, discuss any concerns or issues, present opportunities for improvements, and bring any significant matters to the board's attention.
  • Union Relations: Oversee the company's relations with our unionized workers. Ensure all guidelines and procedures are enforced correctly and any issues or grievances are addressed promptly and professionally.
  • Enforcing Rules and Policies: Regularly ensure that all building rules and policies are being adhered to by all parties involved. Handle any violations accordingly and implement preventative steps to avoid such instances in the future.
  • Maintenance Scheduling: Schedule regular maintenance and inspection for each property. Partner with trusted vendors to maintain the physical appeal of properties and to ensure all facilities are in excellent working condition.
  • Capital Improvement Projects Management: Oversee all capital improvement projects, from planning to execution. Ensure these projects are completed timely, efficiently and within budget, while causing minimal disruption to tenants.
  • Building Violations: Oversee the quick resolution and mitigation of any building violations. Collaborate with necessary parties to prevent future violations.
  • Property Accounting: Manage all financial aspects involved in property management. This includes budgeting, setting rental rates, collecting rent, paying invoices, and preparing financial reports.
  • Tenant Satisfaction: Work towards ensuring a high level of tenant satisfaction. Address tenants' concerns quickly and efficiently and ensure a high standard of customer service is maintained at all times. Encourage positive tenant interactions and feedback.
  • Compliance: Maintain an up-to-date knowledge of NYC building law and ensure all properties are in compliance with these regulations. Mitigate any potential legal issues and liaise with attorneys as necessary.
  • Team Management: Guide and oversee the property management team. Ensure everyone communicates effectively and works together to meet or exceed set objectives and goals.
  • Crisis Management: Respond effectively to emergencies or pressing issues that affect the tenants or the properties. Implement effective strategies for solving problems and mitigating potential damage or loss.


Requirements:

  • A minimum of a Bachelor’s degree.
  • At least 5 years of previous experience managing a condo & co-op portfolio.
  • Excellent communication skills to effectively interact with various stakeholders.
  • Exceptional organizational skills to manage multiple tasks simultaneously.
  • A firm understanding of New York City building laws and regulations.
  • Experience working in a team-oriented environment and the ability to lead and encourage collaborative work.


This position requires a proactive, detail-oriented professional with a strong ability to prioritize tasks, make informed decisions, and handle any challenges that may arise.
