We are seeking a highly motivated and enthusiastic individual to serve as Marketing Manager.  This position will be responsible for creating and implementing marketing programs, initiatives, and strategies that support new business development and the ongoing operation of the assets within the assigned portfolio by accessing current and predictive market intelligence, preparing marketing and sales presentations for prospective owners/clients, and leading the execution of the Company’s overall marketing philosophy and strategic initiatives within the assigned portfolio.

Specific Job Responsibilities:
•           Leads the development and execution of marketing strategies and programs that support achievement of the portfolio’s business development and financial performance goals by creating and implementing action plans around marketing, advertising, sales, new development presentations, and client communications.
•           Acquires and reviews current market data to identify trends, opportunities, and threats, and creates effective short and long term response strategies to improve or enhance the operational and financial performance of the assets comprising the portfolio.
•           Partners with Greenbrier leaders and community managers within the assigned portfolio to plan and coordinate advertising and promotional marketing campaigns, and execute marketing activities and programs to achieve revenue, sales, and business development goals.
•           Establishes a network of industry and market resources and business contacts by attending and participating in local industry and media events, joining associations and other organizations that provide access to potential clients and industry contacts, and making routine contacts and outreach efforts to build and maintain business relationships.
•           Analyzes and interprets market data, evaluates the impact on the portfolio’s financial performance, and creates integrated marketing, advertising, and sales strategies to increase qualified traffic and achieve occupancy goals.
•           Participates in the annual business planning process by providing current and predictive market and industry data, recommending innovative marketing and advertising strategies, and developing processes for tracking and evaluating the impact of planned marketing initiatives.
•           Drives the development and implementation of cutting-edge and innovative communications, marketing, and advertising outlets and vehicles by utilizing internet, website, and other emerging technologies to create cost-effective tactics for promoting sales and new business development.
•           Organizes and assists in leading sales and new business presentations to potential clients and prospects by developing persuasive and powerful brochures and collateral materials, writing proposals and responding to RFPs, organizing and orchestrating summits and client meetings to pitch new business and/or provide portfolio updates, and attending and participating routine market review meetings with existing clients.
•           Monthly/quarterly market analysis-existing and prospective properties/markets

Desired Skills Experience
•           Proficiency in word processing, spreadsheet, and database management programs in order to develop and/or complete required reports, manage communication, and create and edit impactful presentations, proposals, and other collateral materials.
•           Strong background and working knowledge of the multi-family real estate industry, preferably in third-party or fee management, and an understanding of marketing relative to day-to-day property operations and portfolio performance.
•           Ability to gather and analyze market information in order to identify trends, anticipate the impact on the portfolio, individual properties, and new business development strategies, and formulate appropriate action plans.
•           Demonstrated proficiency in using the internet as a communications and marketing tool, including website design and navigation, Twitter, Craigslist, Facebook, YouTube, and other emerging web and internet tools.
•           Employment history that demonstrates the application and usage of a marketing, sales, and communications background sufficient to develop and execute complex and integrated marketing campaigns and programs.
  • 3-5 years multifamily experience preferred.

  • Must have excellent communication, organization, management, and people skills.
