Compensation:

$17 - $20 hourly

Responsibilities:
  • Establish rates by researching local market and calculating costs so pricing is accurate and fair
  • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property
  • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes
  • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals
  • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction

Duties include general office and collection efforts as well as overseeing the upkeep of the community and community-owned manufactured homes. This is a part-time position, and the manager is expected to work up to 25 hours per week, from 9 am to 2 pm or thereabouts. At least a few hours of work a week is requested on evenings or weekends, if needed, to allow accommodations for residents or applicants who work long hours or have inflexible work schedules.


More specifically, duties will include:

  • Rent collection and record keeping
  • Managing communications with residents
  • Showing homes and lots to prospective residents
  • Filling out and providing notices to residents for rule violations
  • Overseeing the move-in and move-out of residents – includes signing leases and rules, doing move-in and move-out inspections, transferring utilities, and collecting security deposits
  • Overseeing and managing contractors for general maintenance of the community including mowing, cleanup of common areas and vacant lots, repairs on community-owned homes, buildings, and other community structures
  • Answering the phone or returning calls and emails regarding community business within a reasonable time frame
  • Helping maintain any minor upkeep items that the manager is qualified for and that are impractical to outsource to a contractor
  • Obeying all Federal Fair Housing Laws and not discriminating based on race, color, religion, sex, familial status, or national origin  
  • Enforcing rules and regulations, appearing in court when necessary on behalf of the community, handling resident questions and problems, inspecting the property on a regular basis, and making a good faith effort to handle any rare after-hours emergencies if and when they arise
Qualifications:
  • Demonstrable skills in negotiation and selling
  • Excellent computer skills, including Microsoft Office
  • Flexibility in schedule to include working both evenings and weekends
  • High School Diploma or GED required
  • Great with people– warm, friendly and helpful in person and on the phone
  • Customer service or real estate background preferred
  • Own a car and have a driver's license
  • Solid computer and interpersonal skills
  • Attention to detail
