GENERAL DESCRIPTION:

The Escrow Processor / Funder is responsible for swiftly and accurately releasing money from escrow accounts to external parties via wires or checks. The Escrow Funder works in lockstep with the Escrow Officer so that the moment a real estate transaction closes, the Escrow Funder immediately performs detailed quality control review of the transaction and, once the file is fully balanced, releases funds.


ESSENTIAL FUNCTIONS OF JOB:

1. Maintain awareness of all files scheduled to close in a particular day along with each file’s exact status.

2. Monitor the processes of signing documents, balancing the file, recording, and receiving funding authorization.

3. Once the Escrow Officer confirms closing, immediately perform quality control activities to confirm payees, match disbursement ledger to settlement statement, ensure file is balanced and that documents are recorded.

4. Confirm that wiring instructions are accurate.

5. Push wire data to the banking system for release.

6. Follow up and resolve any matters pertaining to rejected wires.

7. Print checks and deliver to the closing table or send to proper parties.

8. Perform all other duties as assigned by the Supervisor.

9. Experience managing fiduciary funds, preferably in a title and settlement business.

10. High degree of familiarity with real estate settlement statements, property tax prorations, loan fees, title insurance rates, and commission calculations.

11. Ability to spot errors on a settlement statement and how to quickly verify data accuracy.

12. Ability to work with Escrow Officers to resolve issues quickly.

13. Strong attention to details and good organizational skills, customer first mindset.

  1. COMMUNICATION SKILLS: Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions and procedure manuals; ability to write routine reports and correspondence; ability to effectively communicate information and respond to questions in person-to-person and small group situations with customers, clients, the general public and other employees of the organization.
  2. MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; ability to apply concepts such as fractions, ratios, and proportions to practical situations.
  3. CRITICAL THINKING SKILLS: Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions; ability to deal with problems involving several known variables in situations of a routine nature.
  4. SUPERVISION RECEIVED: Under general direction, working from policies and general directives; rarely refers specific cases to supervisor unless clarification or interpretation of the organization’s policy is required.
  5. PLANNING: Considerable responsibility regarding general assignments in planning time, method, manner and/or sequence of performance of own work; in addition, the work operations of a group of employees all performing basically the same type of work.
  6. DECISION-MAKING: Performs work operations which permit frequent opportunity for decision-making of minor importance and frequent opportunity for decision-making of major importance, either of which would affect the work operations of medium organizational component and the organization’s clientele.
  7. MENTAL DEMAND: Very close mental demand; operations requiring very close and continuous attention for control; requiring a high degree of coordination or immediate response; intermittent direct thinking to determine or select the most applicable way of handling situations regarding the Company’s administration and operations; also determine or select materials and equipment where highly variable sequences are involved. Must be able to work effectively while multi-tasking in a high-volume environment.

PHYSICAL REQUIREMENTS and WORKING CONDITIONS:

The Escrow Processor/Funder is occasionally required to reach with hands and arms, talk or hear; regularly required to sit, walk, use hands to handle or feel and frequently required to stand; occasionally required to climb or balance, stoop, kneel, crouch or crawl. Might occasionally lift and/or move up to 20 pounds. Primarily work indoors. The noise level is moderate.


REQUIRED EXPERIENCE:

1. High school diploma or GED equivalent

2. Minimum 2 years of experience as an escrow assistant, with direct experience preferred.

3. Experience with Ram Quest system preferred, but not required.

4. Great communication and customer-oriented skills required.

5. Able to work proficiently in fast paced environment.

6. Microsoft Suite proficient.


REPORTING RELATIONSHIP:

This position reports directly to the Escrow Manager. The Escrow Manager reports directly to the President of Archer Title Company of Texas, who reports to the President / Chief Executive Officer of American National Bank & Trust.
