1. Project Planning and Execution

· Coordinate with internal teams, architects, engineers, contractors, and consultants to ensure project specifications and timelines are met.

2. Budget and Cost Management

· Prepare detailed project budgets, monitor expenditures, and manage cost control measures throughout the project lifecycle.

· Review and approve project expenses, change orders, and vendor invoices, ensuring accuracy and adherence to budgetary constraints.

3. Schedule and Timeline Management

· Develop and maintain project schedules, identifying critical path milestones and dependencies.

· Monitor project progress, identify potential delays or issues, and implement corrective actions to ensure on-time delivery.

· Coordinate logistics and resources to optimize project efficiency and minimize downtime.

4. Quality Assurance and Control

· Implement rigorous quality control procedures to ensure construction work meets Black Lion’s luxury standards and regulatory requirements.

· Conduct regular site inspections, audits, and quality reviews to maintain high standards of craftsmanship and finishing.

5. Contract and Vendor Management

· Manage the selection, negotiation, and contracting of general contractors, subcontractors, and vendors.

· Review and negotiate contracts, change orders, and scope of work documents, ensuring alignment with project goals and budget.

6. Risk Management and Compliance

· Identify and assess project risks, develop risk mitigation strategies, and monitor risk throughout the project lifecycle.

· Ensure compliance with building codes, zoning regulations, environmental standards, and health and safety guidelines.

7. Client and Stakeholder Communication

· Serve as the primary point of contact for clients, consultants, and stakeholders, providing regular updates on project status, milestones, and issues.

· Foster positive relationships and effectively manage expectations to ensure client satisfaction and project success.

8. Team Leadership and Development

· Lead and motivate project teams, including internal staff and external partners, fostering a collaborative and productive work environment.

· Provide mentorship, guidance, and professional development opportunities to team members to enhance performance and skills.

9. Reporting and Documentation

· Prepare and present comprehensive project reports, including financial forecasts, progress summaries, and risk assessments, to senior management.

Requirements:

EDUCATION, EXPERIENCE, AND QUALIFICATIONS:

1. Education and Experience

· Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field or equivalent work experience. A master’s degree or relevant professional certifications (e.g., PMP) is preferred.

· Minimum of 5 to 7 years of experience in project management within the luxury real estate sector, with a proven track record of successfully delivering complex projects.

2. Skills and Competencies

· Thorough understanding of construction methods, materials, and industry best practices.

· Strong leadership, negotiation, and conflict resolution skills.

· Excellent communication, interpersonal, and organizational abilities.

· Proficiency in project management software (e.g., Procore, Microsoft Project) and Microsoft Office Suite (Word, Excel, PowerPoint).

· Ability to manage multiple projects simultaneously, prioritize tasks, and adapt to changing priorities and deadlines.

· Knowledge of local building codes, regulations, and permitting processes.

3. Physical Requirements

· Ability to visit and inspect construction sites, which may involve standing, walking, climbing, and other physical activities related to site supervision.

· Ability to travel to project locations as needed.
