Design Project Manager Job Summary:

Job Description: Assist with all aspects of design and development.

Reports to: VP Design

Wage Status: Exempt (Ineligible for overtime)

Job Responsibilities:

  • Design and prepare presentation to company leadership for approval and ultimate implementation into various projects.
  • Prepare bid and construction documentation.
  • Bid out and procure any and all FF&E materials pertinent to the design and inspiration to produce a complete and flawless product.
  • Solicit and award contracts and maintain communication with subcontractors and vendors throughout the construction process.

Prepares consultant RFP to professional vendors including but not limited to:

  • Architects, Engineers, Environmental consultants

Manage the professional vendor deliverable process

  • Direct and ensure deliverables are scheduled, awarded and provided in a timely fashion. Manage the documentation and permitting process with the professional vendors to ensure that they are meeting target dates for delivery and implementation in the field

Prepares invitations to bid from vendors and subcontractors for fixtures and custom furnishings and finishes

Ie: wall finishes, fireplaces, doors, light fixtures, custom millwork

Subcontractor/Vendor award

  • Thoroughly check requirements to buy the proper scope.
Make award to subs in a timely manner to ensure on-time release of materials.
Release long lead materials for early order, when possible.
  • Attain a detailed schedule of values and associated schedule for all sub-contractors. Ensure that vendors and professional service providers are aware of (and commit to) the project schedule. Provide subs with as much information as possible.
  • Seek & pre-qualify new vendors.

Documentation

  • Use AutoCAD/Revit to create plans for multi-family common spaces, commercial tenant fit-outs, and other design-build projects.
  • Use AutoCAD/Revit to draft elevations, plans, sections of new designs.
  • Conduct architectural surveys.
  • Work with VP of Design to develop clear design concepts for various properties.
  • Coordinate with VP of Design and Asset Manager on timeline and budget of projects.
  • Select FF&E (including but not limited to: finishes, plumbing fixtures, lighting, accessories, artwork, indoor furniture, outdoor furniture) for resident units and public paces at multiple properties.
  • Create and maintain spreadsheet documenting FF&E budget.
  • Collaborate with SVP of Development, VP of Design, Senior interior designer and Asset manager on multiple projects.

Construction

  • Meticulously manage contractors during installations.
  • Treat every project as if “your name is on the door.”

Follow up

  • Consistently follow up on solicited bids and encourage contractors to meet the targeted dates.

Project turnover

  • Properly turn over bid documents and sub buyout information to Construction Management so that the project can be built. At times, you may be called on to follow it through into construction, but things need to be self-explanatory for the next person in charge of the task.

Communication

  • Review drawings and job cost with Development/Construction team and highlight any subs/material vendors.

General

  • Excellent written and verbal communication skills.
  • Must know Microsoft Office products including Word, Excel.
  • Must be self-motivated & punctual, and present one-self as if "your name was on the door."
  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally.
  • Must be professional and polished in appearance and speech.
