Job Summary

This position maintains and/or improves upon the occupancy level and revenue production of the community in accordance with outreach and business plans to include managing the sales process and completing all activities required for a sale. Represents the community and increases awareness through hosting and participation in events. Develops and executes outreach plans and achieves community occupancy goals.


Essential Functions

  1. Maintains a high level of occupancy, and/or improves upon the current occupancy level of the community.
  2. Educates prospective residents, their family members, and/or advisors about community services and programs to aid in the decision-making process.
  3. Coordinates and concludes sales cycle and ensures all required paperwork is completed prior to move-in.
  4. Possesses and maintains a strong knowledge of the community, its benefits and services, as well as competitors unique selling features, rates, and services.
  5. Keeps management and other key associates abreast of the status of all prospective move-ins by attending daily stand up.
  6. Tracks and records all pre-residency steps in the CRM.
  7. Works consistently with staff to train and create a positive sales culture in the community in accordance with the yearly sales and outreach.
  8. Performs all weekly outreach duties and scheduled monthly events by interfacing with local community professionals and potential referral sources.
  9. Possesses the ability to build a positive and trusting relationship with prospects and educate them on community value for their specific needs.
  10. Effectively and accurately manages community unit occupancy detail.
  11. Provide regular reports to senior management on outreach and sales performance.
  12. Develops and executes outreach plans to educate and achieve community awareness.
  13. Collaborates with marketing team for content and delivery of brochures, flyers, and other forms of media that promote community services and events.
  14. Maintains and/or exceeds required sales KPI's and CRM management standards.
  15. Performs other duties as assigned or determined by the Vice President of Sales or Executive Director to be appropriate.
  16. Carries out duties on a regular, consistent basis, with a minimum of 1 move in per week, or the individual community standards. Available to work evenings and weekends to accommodate perspective residents as necessary.

Education and Experience

  • A minimum of two to five years' successful sales experience, preferably in the retirement industry, multifamily, or related sales field.
  • Proven track record of achieving sales targets and driving business growth.
  • Proven ability to problem-solve and communicate complex issues; ability to work collaboratively with our internal team and external partners.
  • Strong computer, organizational and time management skills with an ability to multi-task.

Certifications, Licenses, and other Special Requirements

  • Excellent communication, negotiation, and interpersonal skills.
  • Strong leadership and team management skills.
  • Must meet all health requirements, including TB.
  • Must pass state required fingerprinting and criminal background process.
  • Must have compassion for and desire to work with the elderly.
  • Outreach requires car travel. Must possess and maintain a valid driver's license.
