Position Description

This position is a management position that assumes broad industry knowledge and an immediate expectation of demonstrated maturity and supervision to be exercised on all company assignments.


Roles and Responsibilities as Regional Manager:

Operations Management:

  • Oversee the day-to-day operations of multiple properties within the region.
  • Ensure that all properties are maintained to the highest standards of appearance, safety, and cleanliness.
  • Implement and enforce property policies and procedures to maintain consistency across all units.
  • Create, implement, train, and follow up on missing company processes and procedures that are deemed necessary to the company's success.
  • Maintain and keep updated Policies, Procedures, and Training handbooks.

Financial Management:

  • Develop and manage budgets for each property in the region, ensuring expenses are within approved limits.
  • Monitor financial performance, track income and expenses, and implement cost saving measures.
  • Analyze financial reports and make strategic recommendations to optimize revenue and profitability.

Team Leadership and Development:

  • Recruit, hire, train, and supervise property managers, leasing staff, maintenance personnel, and other team members.
  • Continuously "build the bench" for key roles.
  • Foster a positive work environment, encourage teamwork, and provide coaching and guidance for professional growth.

Tenant Relations:

  • Ensure high tenant satisfaction by addressing and resolving tenant issues promptly and professionally.
  • Implement strategies to improve tenant retention and minimize vacancy rates.
  • Handle escalated tenant concerns and complaints with diplomacy and effectiveness.

Leasing and Marketing:

  • Collaborate with marketing teams to develop and execute leasing strategies to attract and retain tenants.
  • Monitor market trends, competition, and local economic factors to adjust pricing and marketing strategies.
  • Oversee lease administration, including renewal processes and rental agreement compliance.

Maintenance and Facilities Management:

  • Develop and execute preventative maintenance programs to ensure the proper functioning and longevity of property assets.
  • Manage vendor relationships effectively & efficiently all properties.
  • Coordinate maintenance and repairs, including responding to emergencies, and ensure work is completed in a timely and cost-effective manner.
  • Maintain Inventory list of all equipment, electronics, tools, appliances, materials along with preferred vendor for each and ideal pricing across all properties.

Regulatory Compliance:

  • Ensure properties adhere to all local, state, and federal regulations, including fair housing laws, building codes, and safety standards.
  • Keep up-to-date with changing regulations and industry best practices to ensure compliance.

Reporting and Communication:

  • Provide regular updates and reports to senior management on property performance, financials, and operational metrics.
  • Effectively communicate with property staff, tenants, and stakeholders to maintain transparency and address concerns.

Strategic Planning:

  • Develop and implement short-term and long-term strategies to enhance property performance, revenue growth, and operational efficiency.
  • Collaborate with executive management to align regional goals with company objectives.

Travel and Site Visits:

  • Regularly visit properties within the region to assess their condition, interact with staff, and ensure standards are met.
Metrics
  • Meet Budget and NOI targets for all properties
  • Execute on Quarterly Initiatives for each asset
  • Provide an amazing Guest experience as measured by Google reviews at or above 4.5 or as evidenced by a 70% plus renewal rate for expiring leases
  • Create a constructive team environment in all assets reflecting the Company's Core Values and positive employee feedback reflected in below average turnover
