Job Description Summary

The Director of Portfolio Operations is the leader in charge of Supervising the Regional Managers/Performance of the property's operations. The Director of Portfolio Operations shall assist and direct the Regional Property Managers in successfully attaining the portfolios operations and financial goals while reinforcing the company's core values.

Job Description

ESSENTIAL FUNCTIONS

The Director of Portfolio will use diligence and make best efforts in executing the following responsibilities:

  • Assumes overall responsibility of supervising Regional Managers.
  • Coach/Train/Strategize/Communicates with the Regional Property Managers to discuss marketing, occupancy, budget conformance, delinquency, personnel, capital improvements, and any other material topics.
  • Participates in the development of the Regional Business Plan and constantly seeks to develop strategies for enhancing the economic performance of the properties.
  • Perform through analysis of the asset portfolio, identify potential threats and stay on top of the market trends
  • Monitor/assess financial performance of assets. Develop/track KPIs to identify opportunity for improvement
  • Oversee leasing activities & manage tenant relationships, occupancy rates and rental income
  • Implements action plans and strategies for maximizing property performance.
  • Communicates regularly with clients to ensure customer satisfaction with company's services.
  • Submits written reports on the operations of the property to the COO/Owner on a defined basis in a format established by Chamberlin + Associates.
  • Cooperates in the completion of any other tasks that may be requested by the COO/Owner.

Requirements:

SKILLS AND ABILITIES:

  • Strong leadership skills, great motivator, resourceful, team builder, excellent communication skills, proactive, focused, and successful mentor
  • Experience in Multifamily/Property Management Industry
  • Ability to coach and train our regional managers, empowering them to achieve their full potential and advance in their careers
  • Strong financial acumen
  • Ability to move independent groups to accomplish business goals and exhibit strong interpersonal skills to successfully empower and lead subordinates
  • Performance oriented and highly motivated to produce results, having demonstrated this trait in prior experience
  • Computer literacy
  • Excellent oral and written communication skills
  • Excellent interpersonal skills

EDUCATION /EXPERIENCE:

  • A minimum of five years as a Regional Manager in Multifamily experience
  • Experience in positions with progressively increased responsibility from property manager through multifamily management
  • Experienced of real estate operations as it relates to management of individual assets, brokerage, office operations, personnel management, corporate budgeting, and planning must be detail oriented and able to focus with frequent interruptions
  • An undergraduate degree with a major in a related field preferred

REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS:

  • The following designations are preferred but not required: CPM, CAPS, CAM

TRAVEL REQUIREMENTS:

  • Ability to Travel
