PMC Property Group is searching for our next Property Manager/Leasing Agent to join our vibrant Baltimore community

We are seeking a dedicated and detail-oriented individual to oversee the daily operations, maintenance, and leasing of our properties. The ideal candidate will be responsible for managing staff assignments, ensuring property readiness, maintaining high standards of service, and handling apartment leasing activities. This role requires a proactive approach and strong organizational skills to enhance property management efficiency and tenant satisfaction.

Key Responsibilities:

  • Daily Staff Briefing: Conduct morning meetings with staff to outline daily tasks and priorities. Assign work orders based on strategic importance and workflow, ensuring clear direction and accountability.
  • Coordination of Services: Facilitate the provision of make-ready services to painters, porters, and maintenance staff, ensuring timely and efficient completion.
  • Leasing Responsibilities: Conduct property tours for prospective tenants, follow up on leads, handle lease negotiations, and ensure the leasing process is smooth from application to move-in.
  • Application and Lease Processing: Approve tenant applications, process move-in packets, and oversee all lease signings to ensure compliance and accuracy.
  • Checklist Management: Review and sign off on the cleaning and make-ready checklist completed by porters and maintenance staff. Ensure the checklist is signed by the manager upon completion of the pre-move-in inspection.
  • Reporting: Prepare and submit weekly leasing reports, providing insights into leasing activities, occupancy rates, and property status.
  • Property Inspections: Conduct weekly inspections of buildings to ensure maintenance standards and identify areas for improvement.
  • Accounts Receivable: Review accounts receivable reports and forward them to the property accountant for processing
  • Security Systems Management: Program fobs and phone numbers into the Entraguard system to maintain secure access for tenants and staff.
  • Maintenance Follow-Up: Ensure each work order is followed up with an email or phone call to confirm completion and tenant satisfaction.
  • Proposal Review: Obtain and evaluate proposals for building improvements and property needs, ensuring cost-effectiveness and quality.
  • Renewal Management: Contact tenants one month prior to lease renewal letters being sent out to discuss their satisfaction and potential renewal.
  • Pre-Inspection and Move-Out: Complete pre-inspection checklists for units on notice and manage the move-out process, including creating make-ready work orders.
  • Timesheet Approvals: Review and approve staff timesheets to ensure accurate payroll processing.
  • Additional Tasks: Perform other related duties as assigned to support the efficient operation of property management activities.

Qualifications:

  • Proven experience in property management or a related field.
  • Strong organizational and leadership skills.
  • Excellent communication and interpersonal abilities.
  • Proficiency in property management software and systems (Yardi experience highly preferred).
  • Ability to manage multiple tasks and priorities effectively.
  • Experience in leasing and tenant relations is preferred.

Schedule: Tuesday - Saturday (weekdays off-day negotiable) | 8 AM - 5 PM

Compensation:

  • Base salary: $70,000
  • Commission: $250/Lease
  • Bonus: Discretionary retention bonus
  • Estimated annual earnings: $85,000+
