Responsibilities:

  • Keeping occupancy above market levels
  • Work with Leasing Brokers to facilitate new leasing and renewals.
  • Communicate with tenants and vendors
  • Assist with negotiation of vendor contracts
  • Coordinate and supervise repairs and tenant improvements
  • Review lease summaries/abstracts, including updates.
  • Assist with preparation of budgets and track utilities and other operating expenses
  • Assist with preparation of year-end tenant CAM reconciliations
  • Review and assist with processing invoices, track vendor and tenant insurance certificates
  • Conduct weekly property inspections and other projects
  • Prepare management reports and updates for weekly meeting and training
  • Schedule quarterly HVAC appointment/oversee systems inspections, including fire sprinkler, elevators and roof
  • Produce monthly reports, including A/R, budget variances, lease expectations and market conditions.
  • Obtain information and required documents from property owner, vendors or tenants
  • Perform other duties as assigned
  • Property Managers should meet the following Requirements for this position:
  • Minimum one year of property management/supervisory experience and a great attitude
  • Must hold an active Real Estate Broker license with the NM Real Estate Commission and be in good standing (or be on the path to finishing licensing requirements)
  • Bachelor’s degree a plus
  • Ability to multitask and prioritize, schedule appointments, and take direction
  • Have confidence in speaking and meeting with property contacts (Excellent written and verbal communication skills)
  • Ability to read and interpret leases, contracts, policies, operating and maintenance instructions and procedure manuals
  • Knowledgeable or Excellent computer skills proficiency in Microsoft software (Excel, Word, PowerPoint, Outlook). Experience with Yardi Voyager, and Impak a plus. Basic internet navigating skills and related technology skills including multi line phones, digital cameras, downloading photos onto a computer, scanning documents (training provided for the right candidate)
  • Strong analytical, organizational and time management skills to ensure all paperwork is completed in a timely manner
  • Must have reliable transportation and work well as part of a team
