Your role will encompass overseeing daily operations, which includes financial management and property maintenance, as well as coordinating leasing activities for designated properties.

Key Responsibilities:
  • Maintain occupancy rates above market standards.
  • Collaborate with Leasing Brokers to facilitate new leases and renewals.
  • Engage with tenants and service providers effectively.
  • Assist in negotiating vendor agreements.
  • Oversee and coordinate repairs and tenant enhancements.
  • Review lease summaries and updates.
  • Support budget preparation and monitor utilities and operational costs.
  • Assist in year-end tenant CAM reconciliations.
  • Review and process invoices, ensuring vendor and tenant insurance compliance.
  • Conduct regular property inspections and manage additional projects.
  • Prepare management reports and updates for weekly meetings and training sessions.
  • Schedule quarterly HVAC maintenance and oversee system inspections, including fire safety and elevators.
  • Generate monthly reports detailing accounts receivable, budget discrepancies, lease expectations, and market analysis.
  • Gather necessary information and documentation from property owners, vendors, or tenants.
  • Perform other assigned duties as required.
Qualifications:
  • At least one year of experience in property management or supervisory roles, coupled with a positive attitude.
  • Must possess an active Real Estate Broker license with the NM Real Estate Commission and maintain good standing.
  • A Bachelor's degree is advantageous.
  • Ability to manage multiple tasks, prioritize effectively, and follow directions.
  • Confidence in communicating with property contacts, demonstrating excellent written and verbal skills.
  • Capability to read and interpret leases, contracts, policies, and operational manuals.
  • Proficient in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook) and familiar with property management software such as Yardi Voyager and Impak is a plus.
  • Strong analytical, organizational, and time management skills to ensure timely completion of paperwork.
  • Reliable transportation and a collaborative spirit are essential.
  • Teamwork is crucial; support from and to all team members is expected.
