Salary Range: $57,000 to $61,000 Annually
Payment Schedule: Biweekly
Work Hours: 40 Hours/Week
Classification: Exempt
The Licensed Property Manager is responsible for the comprehensive management of property operations. The primary objective is to effectively coordinate personnel, activities, and resources to achieve company goals aligned with the owner's objectives, including maximizing occupancy rates and enhancing property values.
Key Responsibilities:
- Conduct all operations in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and applicable state laws.
- Review and approve all invoices, coordinating with property owners for necessary funding.
- Monitor rent delinquency, communicating with owners as necessary.
- Issue demand letters, initiate eviction processes, and attend court hearings as required.
- Collaborate with maintenance teams to stay informed about property maintenance activities.
- Assist owners with inquiries regarding financial statements.
- Ensure completeness of lease files and proper execution of lease agreements.
- Maintain accurate records of management activities on a daily, weekly, and monthly basis.
- Conduct property inspections as needed.
- Secure owner approval before authorizing maintenance or repairs exceeding the agreed limit.
- Ensure compliance with state laws regarding security deposit dispositions.
- Conduct market analysis and provide insights on property pricing.
- Stay informed about competitive properties and neighborhood market conditions.
- Show available properties to potential tenants and negotiate lease terms.
- Facilitate the lease renewal process.
Qualifications:
- Active Real Estate License in NV.
- Valid Driver's License in NV.
- Minimum of 2 years of experience in Residential Property Management.
- Proficient in Microsoft Office and Google Drive applications.
- General knowledge of Property Management software; familiarity with PropertyWare is a plus.
- Bilingual in English and Spanish is advantageous.
