Payment Schedule: Biweekly

Work Hours: 40 Hours/Week

FLSA Status: Exempt

The Certified Property Operations Manager is responsible for overseeing all aspects of property management. The primary goal of this role is to efficiently manage and coordinate personnel, activities, and resources to achieve the objectives set by the company and property owners. These objectives include optimizing occupancy rates and enhancing property values.

KEY RESPONSIBILITIES:
Your Responsibilities Will Include:

  • Conducting all operations in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and applicable state laws.
  • Reviewing and approving all invoices, coordinating with property owners to ensure necessary funds are available for payments.
  • Monitoring rent payment statuses and communicating with property owners as needed.
  • Issuing demand letters, serving notices, initiating eviction proceedings, and representing the company in court as necessary.
  • Collaborating with maintenance teams and staying informed about maintenance activities at properties, keeping owners updated.
  • Assisting in the application approval process as required.
  • Providing owners with insights and explanations regarding their financial statements.
  • Ensuring lease files are complete and that lease agreements are executed correctly.
  • Maintaining comprehensive records of management activities on a daily, weekly, and monthly basis.
  • Conducting physical inspections of properties as necessary.
  • Securing owner approval before authorizing maintenance or repairs exceeding the limits set in the management agreement.
  • Ensuring security deposit returns are accurate and comply with state laws.
  • Conducting market research and providing feedback on property pricing.
  • Monitoring competition and being aware of local market conditions.
  • Showing available properties to prospective tenants and negotiating lease terms.
  • Facilitating the lease renewal process.

QUALIFICATIONS:
To Succeed in This Role, You Will Need:

  • A valid Real Estate License in NV.
  • A valid Driver's License in NV.
  • A minimum of 2 years of experience in Residential Property Management.
  • Proficiency in Microsoft Office and Google Drive applications.
  • General knowledge of Property Management software; experience with PropertyWare is a plus.
  • Bilingual in English and Spanish is an advantage.
