We are currently seeking a dedicated and experienced Property Superintendent to join our team and help us maintain our standards of excellence.

Job Summary:
The Property Superintendent will be responsible for the overall maintenance and management of our affordable housing properties. This role requires a hands-on individual with strong technical skills, excellent problem-solving abilities, and a commitment to providing a safe and well-maintained environment for our residents.

Key Responsibilities:

Maintenance Management:

  • Conduct regular inspections of the property to identify maintenance needs and safety issues.
  • Perform routine maintenance tasks such as plumbing, electrical repairs, HVAC maintenance, carpentry, and painting.
  • Supervise and coordinate the work of maintenance staff and outside contractors.
  • Ensure all repairs and maintenance are completed in a timely and cost-effective manner.
  • Resident Relations:
  • Respond promptly to maintenance requests from residents.
  • Communicate effectively with residents regarding maintenance issues and schedules.
  • Address resident concerns and complaints with a professional and courteous demeanor.

Property Upkeep:

  • Ensure that all common areas, including hallways, lobbies, and grounds, are clean and well-maintained.
  • Oversee landscaping and snow removal to ensure the property remains safe and attractive year-round.
  • Implement and adhere to preventative maintenance schedules to prolong the life of building systems and reduce downtime.
  • Safety and Compliance:
  • Maintain compliance with all local, state, and federal regulations regarding property maintenance and safety standards.
  • Ensure all fire safety systems, including alarms and extinguishers, are functional and regularly inspected.
  • Conduct safety drills and ensure residents are familiar with emergency procedures.
  • Administrative Duties:
  • Maintain accurate records of maintenance work, including work orders, purchase orders, and inventory of supplies.
  • Assist the Property Manager with budgeting and forecasting for maintenance expenses.
  • Participate in regular meetings with the Property Manager to report on maintenance activities and property conditions.

Qualifications:

  • High school diploma or equivalent; technical training or certifications in building maintenance preferred.
  • Minimum of 3-5 years of experience in property maintenance, preferably in affordable housing or multi-family properties.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices.
  • Excellent organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Strong interpersonal and communication skills.
  • Basic computer skills for managing maintenance records and communication.
  • Valid driver’s license and reliable transportation.
  • Ability to lift heavy equipment and perform physical tasks as needed.
