The Facilities Manager reports directly to and works directly with the Property Manager in the maintenance and repair of facilities for company owned assets.
Clearly promotes Haynes vision and core values to all staff and meets company goals and objectives.
Duties and Responsibilities
- Ability to effectively communicate with tenants and address facilities management matters in a professional, safe and timely fashion.
- Procure, review and approve agreements and/or invoices relative to facilities management.
- Tracking of maintenance and/or repair that is billable to tenant(s), preparation of supporting documentation and processing thereof using AppFolio.
- Responsible in supervising and managing maintenance, repair, punch lists and warranty services.
- Works in conjunction with others as appropriate to coordinate and allocate resources and equipment to meet the company’s overall needs.
- Responsible for preparing and meeting turnover schedules as required
- Establish maintenance schedules that proactively forecasts, identifies and resolves maintenance and repair items to prevent and/or reduce capital expenditures.
- Works in conjunction with others to establish budgets and schedules for maintenance and repair.
- Ensures the quality and work performed meets company standards and project budgets.
- Organize, coordinate and supervise suppliers and subcontractors, monitor the work and progress to ensure specifications and established schedules; including “self-performed” work.
- Provides general inspection of work performance, coordinate and ensure code compliance and required inspections.
- Participates in on-call schedule with team members
