We are seeking a Regional Property Manager to become a part of our team The Regional Manager will assist in executing the company’s strategy and tactics related to property operating results. They will assist executive management by performing financial analysis and physical property management to maximize return on investment (ROI).  This includes implementing various policies and initiatives to achieve budgeted financial results, train property managers, and maintain high levels of resident and vendor satisfaction. This is a dynamic professional role requiring a blend of interpersonal, financial, legal, and marketing expertise.

Job Responsibilities:

•           Financial Management – Has the financial acumen and understanding of budgeting, accounting, and financial reporting.  Performs budget preparation, the setting of rent levels, managing expenses and ways to optimize the financial performance of the property. Also, to perform analysis on and reconcile monthly operating statements against approved budgets.  Will work with executive management to discuss recommendations to improve operational procedures.

•           Legal Compliance – Ensures all property activities are in line with local, state, and federal laws, including fair housing regulations and landlord-tenant laws.

•            Resident Relationships – Periodically monitor and exam resident screening and leasing procedures at individual properties.  Assist property managers, where necessary, to address resident concerns in a positive manner to promote a positive living environment.

•             Marketing and Leasing – Monitors and ensures that each properties advertising channels are cost effective at attracting potential residents.  Takes a proactive role in managing lease negotiations and renewals.

•             Maintenance and Repairs – Ensures all properties are well maintained and follow the Company’s policy of “no deferred maintenance”.  Monitor and ensure that repairs are handled promptly.  Work with property managers to plan renovations or upgrades especially for “rent sensitive” improvements.

•              Administrative Duties – Prepares executive level reports on a monthly basis.  These reports include a summary of operating results, project status (as applicable), personnel issues, and identifying areas requiring improvement.  Provide written and oral communication on emerging market and technology trends and opportunities to senior management as well as to property managers. Keen understanding of good record keeping and overseeing property related paperwork.  Proven experience with property management software and digital tools. Demonstrated ability to manage and negotiate contracts.

•              Emerging Technologies – Ability to adapt to new technologies and evolving market trends. 

Keeps abreast of competitive properties in their respective sub-markets. Provide written and oral communication on emerging market and technology trends and opportunities to senior management.
