About Propel Recruitment LLC:

We are collaborating with a prominent and expanding Real Estate Investment and Development firm in California seeking a Head of Property Acquisitions to enhance their executive team. The Head of Property Acquisitions will have full authority in pinpointing prospects, overseeing the due diligence process, and expanding their already substantial portfolio.

This position necessitates an individual who is willing to travel frequently within California and nearby states to cultivate relationships both internally and externally.

Key Responsibilities:
  • Lead Generation: Identify and pursue new investment opportunities.
  • Market Analysis: Conduct research and evaluate market trends, demographics, and economic indicators to uncover potential investment avenues.
  • Property Identification: Discover properties or portfolios that align with the firm's investment strategy and goals.
  • Networking: Establish and nurture relationships with brokers, property owners, and other industry professionals to access both on-market and off-market opportunities.
  • Raising Capital: Engage with potential and current investors to present investment opportunities and secure funding.
  • Capital Structuring: Formulate and propose financial structures for transactions, including debt and equity components.
  • Pitch Preparation: Develop comprehensive presentations and investment memorandums to attract and secure investor support.
  • Performing Due Diligence: Conduct thorough financial modeling, including cash flow projections, valuations, and return on investment assessments.
  • Property Inspection: Supervise physical inspections and evaluations of properties to assess their condition and identify potential issues.
  • Legal Review: Collaborate with legal teams to analyze contracts, leases, and ensure regulatory compliance.
  • Closing the Deal: Lead negotiations with sellers, brokers, and other stakeholders to finalize purchase agreements.
  • Transaction Management: Oversee the closing process, ensuring all documentation and approvals are in order while managing any arising issues.
  • Post-Closing Integration: Assist in the transition of acquired properties into the company's portfolio, including initial management and operational strategies.
Qualifications:
  • Experience in the Multi-Family and/or Industrial sectors along the west coast and adjacent regions.
  • Proven supervisory experience, coupled with a hands-on approach (currently supported by one analyst).
  • MBA is preferred.
  • A personable demeanor with a strong desire to grow the business and be rewarded for those efforts.
