Key Responsibilities:


• Financial Oversight – Possesses strong financial knowledge and understanding of budgeting, accounting, and financial reporting. Responsible for budget formulation, setting rental rates, managing expenditures, and optimizing property financial performance. Conducts analysis and reconciles monthly operating statements with approved budgets, collaborating with senior management to propose improvements in operational processes.


• Regulatory Compliance – Ensures that all property operations adhere to local, state, and federal regulations, including fair housing laws and landlord-tenant statutes.


• Resident Engagement – Regularly reviews and evaluates resident screening and leasing practices at individual properties. Provides assistance to property managers as needed to address resident issues positively, fostering a welcoming living environment.


• Marketing and Leasing Strategy – Oversees and ensures that each property's marketing channels effectively attract prospective residents. Takes an active role in managing lease negotiations and renewals.


• Property Maintenance – Guarantees that all properties are well-maintained, adhering to the Company's policy of "no deferred maintenance." Monitors and ensures that repairs are addressed promptly. Collaborates with property managers to plan renovations or upgrades, particularly for improvements sensitive to rental rates.


• Administrative Responsibilities – Prepares executive-level reports monthly, summarizing operational results, project statuses (as applicable), personnel matters, and identifying areas for enhancement. Communicates emerging market and technology trends and opportunities to senior management and property managers. Demonstrates strong record-keeping skills and oversees property-related documentation. Exhibits proven experience with property management software and digital tools, along with the ability to manage and negotiate contracts.


• Adaptation to New Technologies – Demonstrates the ability to embrace new technologies and evolving market trends.
