Key Responsibilities:
Financial Modeling:
Build and maintain sophisticated financial models to evaluate potential real estate investments. Perform discounted cash flow (DCF) analysis, sensitivity analysis, internal rate of return (IRR) calculations, and other relevant financial metrics.Investment Analysis:
Conduct thorough due diligence on potential investment opportunities, including reviewing property financials, lease agreements, market conditions, and competitive positioning. Assist in preparing investment memorandums and presentations for internal and external stakeholders.Market Research:
Perform in-depth market research to identify trends, risks, and opportunities within the real estate market. Analyze economic data, demographic trends, and local market conditions to support investment decisions.Property Valuation:
Assist in the valuation of real estate assets by using various appraisal methods, including income capitalization, sales comparison, and cost approaches. Provide accurate and timely valuations to support investment strategies.Portfolio Management:
Monitor the performance of existing assets within the portfolio, including tracking financial performance, market conditions, and asset-specific metrics. Assist in preparing quarterly and annual reports for investors and management.Due Diligence:
Support the due diligence process by gathering and analyzing data related to property condition, legal issues, zoning regulations, and environmental factors. Coordinate with external consultants and legal teams as needed.Strategic Planning:
Collaborate with senior management to develop and implement investment strategies that align with the company’s goals. Provide analytical support for strategic planning and business development initiatives.Reporting:
Prepare detailed financial reports, presentations, and investment summaries for internal teams, investors, and stakeholders. Ensure that all reports are accurate, timely, and aligned with the company’s strategic objectives.
Qualifications:
- Bachelor’s degree in finance, real estate, economics, business administration, or a related field.
- 2+ years of experience in real estate financial analysis, investment banking, or a related field.
- Proficiency in financial modeling and analysis, with strong Excel skills.
- Knowledge of real estate markets, valuation methods, and investment analysis techniques.
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication skills, with the ability to present complex financial information clearly and concisely.
- Ability to work independently and as part of a team, with a strong attention to detail.
- Familiarity with real estate software and tools (e.g., Argus, CoStar) is a plus.
Preferred Qualifications:
- Experience with commercial real estate investments.
- CFA, CCIM, or other relevant professional certifications.
- Knowledge of local real estate markets in Portland, OR.
