Essential Job Duties and Responsibilities:

  • Operates the property within the financial guidelines set annually (The Budget)
    1. Makes recommendations to increase income, decrease expenses and grow net operating income
    2. Post, collect, track and manage delinquency of rental and other income
    3. Ensures all leasing, renewal, and collections objectives are met or exceeded
      • Ensures property is leased at or above market occupancy and rent levels based on owner’s guidelines
      • Ensure desired tenant renewals are being captured at the highest rate possible
    4. Leasing & Marketing: Ensures all property marketing is current, accurate, relevant and at its greatest effect
    5. Accounts Payable and Purchase Orders:
      • Process all invoices generated by the property and ensure they are paid in a timely manner
      • Generates purchase orders and obtains approval prior to purchasing items to ensure purchases are within budget guidelines
  • Team Building
    1. Directs activities of all on-site personnel and maintains a great working environment for all
    2. Conducting or coordinating daily staff meetings, communication, and training as needed
    3. Provides clear direction on expectations of all positions and follows up with staff to provide necessary opportunities to improve site staff performance
  • Community Building
    1. Building and maintaining a community of engaged residents through effective resident relations programs, events, and activities
    2. Responding to resident requests or complaints in a timely, appropriate manner
  • Reporting
    1. Ensures all information management and reporting occurs timely and accurately; including keeping accurate notes on delinquency, renewals and internal weekly reporting.

Knowledge, Skills and Experience required:

  • High school diploma or equivalent
  • 2+ years’ experience or equivalent in multi-family housing
  • Must have excellent computer skills and be able to navigate Resman software.
  • General knowledge of local, state and federal resident/property management laws/guidelines
  • Strong analytical reporting, critical thinking, problem solving and decision making skills
  • Basic understanding of financial / budgeting principles (can read a budget), maintenance processes and responsibilities, sales/competitive markets
  • Ability to work well under the pressure of meeting tight deadlines in a timely manner.
  • Analyze, resolve conflict, problem-solve, and make decisions in an effective, respectful, and goal-oriented manner
  • Self-direct and adapt to changes, managing competing priorities and projects
  • Have excellent verbal and written communication
  • Bilingual English/Spanish
