Job Title: Property Management Director

Position Type: Full-Time, Exempt

Pay Scale: $80,000.00 annual

Location: West Hollywood with travel required within the greater Los Angeles, Orange and Riverside County areas

 

Tenant Services, Inc. is looking for an innovative Property Management Director to oversee and modernize all aspects of a boutique property management company. The ideal candidate will improve company efficiency and meet high quality standards while complying with best industry practices and regulations. This position will work closely with the property owners and company Administrator to deliver top quality property management services and support for the company’s employees.

Responsibilities

·         Interact closely with company maintenance supervisor and company overall administrator

·         Create, execute, and oversee property management procedures and timelines

·         Interface from office to field work as needed

·         Ensure all property operations adhere to federal, state and local laws

·         Supervise and coordinate the activities of all resident property manager, office, and maintenance team members; including hiring and termination

·         Assist in continuing education for all employees in relation to their responsibility

·         Oversee and ensure payment of property expenses, including taxes, mortgages, payroll, insurance premiums and maintenance costs

·         Oversee the advertising and filling of vacancies, negotiation and enforcement of leases and maintenance and security of all properties

·         Oversee and ensure proper investigation and resolution of tenant property complaints and rental violations

·         Enforce occupancy policies and procedures

·         Probable out of state travel

·         Report each property’s financial status, occupancy, and expiring leases to property owners

·         Work with owners to establish rental rates and calculate overhead costs, taxes, depreciations, and profit

Requirements

·         College degree

·         2-3 years of bookkeeping and accounting experience

·         5+ years of property management experience

·         Familiarity with applicable federal, state and local laws

·         Fluent with Yardi, QuickBooks, Word, Excel and all property management applications

·         Excellent leadership skills

·         Strong attention to detail

·         High degree of professionalism when interacting with tenants

·         Ability to communicate effectively with property owners, employees, and tenants

·         Must be available to work nights, weekends, and holidays as required

 

Preferences

·         Real estate license

·         Business degree

·         At least one year of supervisory experience
