About the Role: We’re looking for a Property Manager to oversee 132 units at Colonial Village and Colonial Gardens in Franklin, Ohio. In this full-time role, you’ll handle daily operations, manage tenant relations, ensure compliance, maintain financial records, and coordinate maintenance.

 

Key Responsibilities:

  • Property Operations: Oversee all aspects of property management, including coordinating maintenance and repairs.

  • Tenant Relations: Serve as the primary point of contact for residents. Address inquiries, concerns, and requests in a professional and timely manner.

  • Financial Management: Prepare and manage budgets, handle rent collection, and oversee financial reporting. Ensure all financial transactions are accurately recorded.

  • Leasing: Oversee leasing activities including showing units, processing applications, and managing lease agreements.

  • Eviction Process: handle eviction procedures in line with company policies and legal requirements.

  • Regulatory Compliance: Ensure properties meet all local, state, and federal regulations, including fair housing laws and safety standards.

  • Maintenance Management: Coordinate and supervise property maintenance and repair work. Ensure all maintenance issues are addressed promptly.

  • Occupancy and Revenue: Develop strategies to increase occupancy and rental income.

 

Qualifications:

  • Experience in property management or real estate is preferred.

  • Proficiency in handling money orders for rent payments.

  • Knowledge of property management laws and regulations is a plus.

  • Strong skills in managing tenant relations.

  • Excellent communication and organizational skills.

  • Proficient in property management software (e.g., Rent Manager, AppFolio) and Microsoft Office, or able to learn quickly.
