About the Role
The Construction Team is responsible for delivering warehouses from conception through commissioning, working with our Business Development, Operations, and Global Leadership team along the way. Construction also works with partner contractors to come up with state-of-the-art automated buildings and manages these partners to deliver projects that are on schedule and budget. The Senior Director of Construction is integral to managing the project and project team members so that each member feels empowered and directly contributes to the success of the project. The Senior Director of Construction also maintains sound project practices and operates collaboratively in a team environment with the Regional Management Team. This role will be based out of our Chicago office and reports to the Vice President of Construction.

Duties and Responsibilities

  1. Drive teams who manage the execution of development projects from planning through commissioning and close-out and turnover to the Operations team.
  2. Drive various reports on a weekly, monthly, and/or quarterly basis at the leadership level.
  3. Encourage team and cross-department collaboration, empowering team members through positive feedback.
  4. Evaluate employee performance and conduct performance reviews for direct reports.
  5. Work with leadership to develop and manage the Construction budget.
  6. Manage General Contractors (GC) for all projects and maintain a strong relationship.
  7. Run the process to select GC for our different projects, with the aid of the project team and/or external consultants, and present the proposed GC to the VP Construction and the relevant stakeholders.
  8. Take an active role in the negotiation and finalization of the GC Contracts.
  9. Maintain a relationship with the senior management of the GC on all projects, and pro-actively manage expectations and shortcomings of both the GC and NewCold.
  10. Maintain lessons learned feedback loop after all projects.
  11. Deal efficiently and swiftly with escalations from the project team related to GC issues. Keep the VP Construction informed and escalate as needed.
  12. Meet with the NC and GC site management team during construction approximately once every two months on site.
  13. Ensure both NC and the GC adhere to the agreements made during contracting, and escalate swiftly if needed.
  14. Be functionally responsible for the site construction managers, including their selection.
  15. Advise on GC budgets during early stages of the project.
  16. Challenge all other disciplines during all stages of the project to increase efficiency and decrease time and costs.
  17. Possess analytical, strong negotiation, and organization skills.

Requirements

  1. Minimum 15 years of relevant experience in the industry.
  2. Strong understanding of design and building contracts.
  3. Evidence of background in construction and contract management.
  4. Outstanding communication, negotiation, organization, and analytical skills.
  5. Self-starter with the ability to move things to completion.
  6. Comfortable working in a dynamic work environment.
  7. Strong written and oral communication skills.
  8. A team player with leadership abilities.
  9. 30% travel to sites in the U.S. and Canada and to our Global Headquarters in Breda, Netherlands.

Education
Bachelor’s degree in engineering from an accredited college or university. Civil Engineering degree preferred.
