Job Description:


Stintino owns and manages several apartments and townhome communities in NC, SC, and GA. As owner-operators, we provide property management services for over 1,000 units and unit-level renovations for value-add assets. Since 2022, we have renovated over 800 units.

We are seeking a highly skilled and experienced Director of Operations to oversee and manage our company's operations. In this pivotal role, you will drive our business growth, ensure operational efficiency, and implement strategic initiatives. Your contributions will directly impact our company's success. This senior leadership position requires strong business acumen, exceptional leadership abilities, and a proven track record in operations management.

You will work directly with the company's CEO and spend most of your time at the office, where we will focus on organization, processes, and KPIs. Recurrent trips to visit the assets may be needed and will be discussed according to each property's needs.


Responsibilities:


- Co-develop operational business plans and adequate processes. Implement process improvement initiatives to enhance productivity and reduce costs.

- Lead all property managers, ensuring they follow processes, maintain organization, and deliver results.

- Take over the role of Property Manager at 300 Optimist Park, one of our properties located in Charlotte, NC, overseeing its day-to-day operations and ensuring optimal performance.

 

- Control property budgets, always seeking cost-effective alternatives for recurrent expenses. Monitor key performance indicators (KPIs) to track progress and identify areas for improvement.

- Vendor development and procurement. Create a robust set of local vendors to tackle work orders for all assets.

- Control the renovation sets, maintain an updated schedule, request purchases timely, and prepare invoices and Capex Draws.

- Identify opportunities for business development and continued expansion. 

- Collaborate with cross-functional teams to optimize processes and improve operational efficiency.

- Foster a continuous improvement and innovative culture within the operations team, while maintaining a happy environment and great work conditions.

- Build relationships with key stakeholders, including suppliers, high-value vendors, and clients, ensuring a culture of partnership and profitability.

- Provide guidance and support to property managers to ensure effective team performance.


Experience:


- Bachelor’s degree in business administration or related field.

- Proven experience in multifamily operations management at a senior level.

- Excellent negotiation skills with the ability to build strong partnerships.

- Demonstrated leadership abilities with the capacity to motivate and inspire teams.

- Solid understanding of financial principles and budgeting processes. Investment underwriting is a plus.

- Proficient in analyzing data, identifying trends, and making data-driven decisions.

- Exceptional problem-solving skills with the ability to think critically and strategically while maintaining a positive attitude.

- Strong communication skills, both written and verbal.
