As a Property Manager, you will be responsible for coordinating all aspects of property maintenance with restaurant management. You will oversee related Property Management issues, handle utility, storm water, and environmental issues. The ideal candidate will have a strong background in property management, with specific experience in handling Department of Transportation (DOT) takings and negotiating terms related to takings, easements, and land use changes.


The Property Manager is a Support Team role based out of our Corporate Office in Norcross, GA in the metro Atlanta area. Our Corporate Office Support Team consists of 300+ Associates who are committed to supporting our Operations Team as they proudly serve and create memorable experiences for our Customers. What you'll do:

  • Maintain a database of all active projects in Smartsheet
  • Oversee all DOT-related Property Management issues including negotiating total and partial takings, easement requests, and property condemnation
  • Negotiating easements for access, signage, utilities, and neighbor requests
  • Negotiate the sale and/or leasing of all Surplus Property
  • Handle property violation notices and maintain surplus property
  • Handle property damage including filing insurance claims, coordinating repairs, and recovering insurance reimbursement
  • Manage the grease trap and lift station programs and coordinate all necessary repairs and replacements
  • Handle all utility, storm water, and environmental issues
  • Manage the Tax Appeal Process and appeal erroneous tax evaluations


What we're looking for:

  • Someone with knowledge of negotiating and resolving easements related issues
  • Confidently handle conflict and confrontation
  • Assertive, self-driven, and able to adapt and learn new skills quickly
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment
  • Ability to occasionally travel including potential overnight trips
  • Possess strong critical thinking skills
  • Strong communication skills (verbal and written)
  • Problem solver and independent thinker with a strong attention to detail


Preferred Qualifications:

  • Bachelor’s degree in Real Estate, Business Administration, or a related field
  • 2 years of experience in Property Management
  • Ability to read and interpret legal documents, including easements and contracts
