Summary:

The preconstruction coordinator plays an integral role in the preconstruction of Multi-Family projects. Primary responsibilities are; providing detailed coordination between Development and Construction divisions, facilitate project utilities, logistic and provide conceptual pricing for future projects. The preconstruction coordinator closely interacts with project management and Development regularly to offer innovative solutions and solve conflicts in a cost-effective manner, coordinate utilities, logistic, and cost estimating. The Preconstruction Coordinator reports directly to the Purchasing Manager.

-This position will be based in Miami, FL.

Responsibilities:

Administrative

  • Contribute to the purchasing team by creating bid packages.
  • Provide conceptual estimates based on historical data and take-offs
  • Collect, track, and update in-house pricing data.
  • Complete quantity take-offs.
  • Review plans from conceptual to permit set and provide construction feedback to the development team.
  • Create RFIs, and work closely with Purchasing Manager to provide value engineering options.
  • Coordinate utility companies and assist Development with original designs.
  • Coordinate project documents, requirements, and overall needs between Development and construction.
  • Facilitate the flow of information between Development, Construction, and Subcontractors.
  • Coordinate and collect all required documents from the construction division by Development to complete all contracts, permitting, and all other applicable documents.
  • Develops detail scope of works in coordination with the project managers.
  • Project setup, including all infrastructure to commence a project.
  • Coordinate and transition project startup with project manager.
  • Facilitate all related project submittals.
  • Perform other duties as required due to periodic workload imbalances in the office.

Reporting

  • Participates in preparing reports, spreadsheets, and other documents as needed by the Vice President of Citrus Construction, Purchasing Manager, and Development team.

Communication

  • Effectively identifies problems as they occur and proposes appropriate steps to solve them
  • Interacts with project managers, project administrators, purchasing managers, field personnel, Development, and the accounting department as required

Success Factors:

Self-starter, who takes the initiative, works well independently. Sound technical skills, Ability to read and understand construction blueprints, good judgment, and strong operational focus. Ability to establish credibility throughout the organization with both management and employees. Ability to coordinate and perform multiple projects simultaneously. The capacity to organize and prioritize workload is essential.

Qualifications:

Education: High School Diploma, college degree preferred

Experience:

  • 10 years of relevant experience in multi family construction.
  • Exposure to Garden Styles, Mid and High rise constructions.
  • Background in estimating.
  • Field experience preferred.
  • Intermediate to proficiency with MS Office Suite
  • Procore
  • Typing
  • Data Input
  • Specialized Knowledge/Licenses/etc.
  • Notary is preferred, but not required
  • Administrative abilities for multiple projects
  • Time Management

Skills:

  • Attention to detail and grammar in written work
  • Communicative
  • Adept at using computer and project management applications
  • Oral and written communication
  • Detail – oriented
  • Proof reading

Requirements:

  • Must have excellent knowledge of the Florida Building codes and life safety codes
  • Strong understanding of construction terminology
  • Knowledgeable in OSHA standards.
  • Ability to prioritize and require minimal supervision
  • Must be able to work in a fast-paced environment
  • Displays professional appearance and conduct
  • Good attendance is essential
  • Bi-lingual a plus
