The Operating Engineer is responsible for the physical appearance and maintenance of the office building and parking structure, ensuring that the property is being operated in accordance with the standards set forth by the company. WHAT WILL BE YOUR RESPONSIBILITIES BE?


  • Understand and effect required mechanical operating standards for the building, including seasonal temperature adjustment criteria and procedures for heating and cooling, economization, on/mid/off peak operation, and automatic EMS settings to maximize energy savings.
  • Respond to service request from Tenants and Building Office Staff.
  • Service all building equipment via the established Preventative Maintenance (PM) Program.
  • Develop and maintain an up-to-date inventory of all equipment, tools and supplies applicable to the maintenance of the property.
  • Obtain bids or proposals for equipment maintenance contracts, repair work and capital projects. Review submittals with Property Manager, and other personnel as necessary. Make recommendations for scope of work and contractor selection.
  • This position requires a desire to improve and report conditions within the property that may detract or deface from same.
  • Study and learn all building equipment that is listed in the PM Program. This is to better understand the operation and service requirements of equipment in your care.
  • Review plans and drawings on new tenant construction pertaining to HVAC, plumbing, electrical. Compare these plans to the Building Standard and contact the Chief Engineer or Property Manager to report discrepancies.
  • Maintain operating logs in an accurate and current condition.
  • Perform water treatment testing once per shift, per day. Audit all chemical logs and programs to ensure that water treatment is being performed as required. Review all water treatment reports from the contractor and report any discrepancies to the Chief Engineer.
  • Ability to exercise good judgment and professional demeanor interacting with building management, tenants, and vendors. Team player attitude. Maintain compliance with OSHA regulations, SCAQMD regulations and hazardous chemicals program
  • Special projects as directed by Property Manager.
  • Other duties may be assigned.
  • Supervisory Responsibilities:
  • Work closely with vendors such as, scheduling, directing, and overseeing.
  • Work closely with other Operating and Utility Engineers and Day Porter
  • Be willing to share your knowledge with fellow workers and other engineers.


KEY SKILLS FOR SUCCESS IN THIS ROLE


  • High school Diploma or GED
  • Good verbal and written skills. Comfortable working with computers and computer systems.
  • Familiarity with City of Los Angeles Building & Safety Codes and South Coast Air Quality Management District Rules.
  • Appropriate professional or vocation certifications to work on building systems including mechanical, HVAC, life/safety, or electrical systems.
  • Projects a professional image by meeting all dress code standards. Uniform to be provided by the company.
  • Ability to communicate in a positive and professional manger with tenants, building management and vendors.
  • Must have a valid California driver's license. (May require picking up parts for a project).
  • Requires frequent walking, standing, lifting & bending & reaching & twisting. Also requires ability to climb ladders and stairs.
