Farmington Woods Overview ()


Farmington Woods is a gated condominium community located on 375 acres, bridging the towns of Avon and Farmington, CT. Farmington Woods consists of three major operating areas:


  • 1084 condominium units
  • 18-hole private golf course (membership open to residents and non-residents)
  • Year-round clubhouse/restaurant facility


Additional amenities include four swimming pools, five tennis courts, two pickleball courts, one paddle tennis court, soccer field, playground and walking trails.


There are two legal entities running these operations: The Farmington Woods Master Association (FWMA) and the Farmington Woods District (FWD). The combined annual budget is $8 million+.


The FWMA runs all condominium operations and employs all administration/operation, restaurant, golf, buildings, grounds, and maintenance personnel. Some employees provide services to the District through a lease arrangement with the FWD. The number of employees average 45 with a seasonal high of 70. The FWMA also contracts with outside vendors for several services. The FWMA Board consists of ten elected members, one from each property district.


The FWD is a separate tax district municipality and provides all municipal services such as snow/refuse removal, security, road repair and long-term repairs of the clubhouse and golf course. The FWD Board consists of nine members elected at-large.


In addition to the Boards, there are currently 10 standing committees comprised of unit owners/residents who advise on various aspects of the community.


General Manager


This role reports to the FWMA Executive Board President and manages an Operations Manager, Administration Manager, Banquet Manager, Executive Chef Manager, Golf Superintendent.


In partnership with the FWMA Executive Board President, this role defines organizational direction and strategy. This role has day-to-day responsibility for all aspects of the organization's work, including recruiting and managing the leadership team members, approval of staff positions, resident and member relationship management, resident and member services, and community activism, community property management and maintenance, vendor management, public relations and partnership with the Town of Avon and Farmington, and financial management.


This role is responsible for the successful implementation of the Farmington Woods strategic vision and goals, and priorities. This role will cultivate a strong and effective relationship with the Master Association to assure open and transparent communication, with an emphasis on clear and measurable goals.


  • Strategic Performance – Serve as a visionary for the organization, developing a long-term plan to position the organization for sustainable achievement and defines the strategic business direction in annual plans, strategies, goals, and budgets.
  • Leadership Performance – Advance the mission and vision of Farmington Woods and accountability for the management of day-to-day operations.
  • Organization Development – Develop and manage the organization’s infrastructure and capabilities to optimize efficiency and productivity, and creates a culture based on accountability and resident and member satisfaction with a focus on assessment, evaluation, training, succession planning, and performance management.
  • Operational Performance - Manage the organization according to all applicable federal, state, and local regulations and directives, including those impacting services delivery, quality standards, generally accepted accounting principles, employment processes, etc.
  • Financial Management – Formulate and manage the annual budget, develop, and implement policies for the efficient use of resources and oversees the investment and utilization of assets.
  • Stakeholder Relationships – Collaborate with a variety of stakeholders to ensure organizational success, including the Master Association, District, staff, residents, members, vendors, and more.
  • Master Association Partnership – Work as a team with the President of the Master Association, officers, and executive committee members in making and implementing decisions, coordinating work of committees, developing goals and long-range planning, and in evaluating progress towards the established goals.


Key Responsibilities


  • Establishes a high level of resident and member satisfaction as a key operating objective assuring organizational effectiveness and efficiency
  • Leads both the strategy and the day-to-day operations, including oversight of the organization’s $8+ million annual budget
  • Lead senior staff in key functions including Finance, Operations, Human Resources, Activities and Resident Services
  • Assure the multitude of community buildings and extensive grounds are maintained in excellent condition within budget requirements achieving a high level of resident and member satisfaction
  • Seek out opportunities to increase revenue and reduce costs without a reduction in services
  • Achieve a balance between cost control and expenditures that assures critical needs are met


Ideal Education and Experience


  • 15+ years of senior-level management experience
  • Advanced degree preferred. Bachelor's Degree required
  • Familiarity with the not-for-profit sector and the culture differences from the for-profit sector – mission-driven preferred
  • Experience in condominium associations or ‘campus’ facilities and/or property management preferred
  • Knowledge of trades management preferred
  • Executive leadership and budget management experience in a similar complex organization; managing in a challenging fiscal environment and maximizing return on expense base
  • Experience improving or maintaining high customer service (resident/member) satisfaction scores
  • Demonstrated results managing multiple capital projects/work orders/competing priorities simultaneously
  • Demonstrated success in developing a vision, leading people, and aligning an organization around that shared vision
  • Executive leadership accountability across diverse external stakeholders
