Urban Property Management Corp., a full-service condominium property management company, is seeking an experienced Senior Property Manager to oversee a range of residential properties across Boston’s most desired neighborhoods.

Building strong, positive relationships with board members is key to this role, and maintaining these connections is essential for ensuring effective communication and successful property management. 


This position also presents the opportunity to step into a leadership role by managing incoming team members as Urban continues to expand.

Essential Job Functions:

Provide exceptional customer service to board members, condominium owners, and residents; maintain open communications with all parties through various communication channels, including in-person meetings and property on-site visits as needed.


Be a proactive problem solver, capable of anticipating issues and implementing effective solutions to ensure smooth operations and optimal property management.


Optimize the operational efficiency of condominium communities within set budget parameters while upholding the Association's rules and regulations.


Exercise oversight for successful management of portfolio meetings by creating and organizing informational materials for presentation; actively participate in meetings and promptly address resulting action items.


Conduct regular interior and exterior property inspections to proactively pinpoint needed repairs or maintenance; collaborate with the maintenance team and service contractors to uphold the pristine condition of the properties and grounds.


Thoroughly assess all Association contracts to offer strategic recommendations to the Board, driving practical cost savings and operational efficiency.


Engage vendors through competitive bidding for maintenance contracts and construction projects, actively contributing to contractor selection. Verify and maintain proper insurance coverage for all service contractors, ensuring the highest standards of safety and professionalism.


Oversee the activities of contractors; perform quality control inspections to ensure adherence to contract specifications and industry standards.


Work with accounting staff to prepare annual operating budgets, monitor actual costs and explore the underlying cause of any budget variances. Review and approve vendor invoices.


Qualifications and Experience:

Proven background in condominium management, including working closely with condominium Boards.


5+ years’ experience in real estate, construction, hospitality or program/project management.


Fluent in Microsoft Office Suite (Outlook, Word, Excel), Adobe, and Vantaca, with a talent for swiftly mastering new software tools and technologies.


Although not mandatory, candidates with experience or a keen interest in prop tech, smart building technologies and data analysis are highly desired.


Excellent written and verbal communication skills to effectively work with clients and colleagues.


Embraces a positive, can-do attitude and welcomes constructive feedback as a catalyst for ongoing growth and development.


Adept at analytics, comfortable with numerical analysis and problem-solving. Eager to delve deeper into real-time data analysis for proactive decision-making and implementing predictive maintenance strategies.


Inherently curious and proactive, eager to pursue projects autonomously and continuously seek out new opportunities to keep Urban competitive.


Capable of upholding the highest levels of confidentiality and discretion.

Salaried, with expectation to work approximately 40 hours per week on average.
