Role Description

DC Partners is seeking a General Manager for a prominent residential high-rise property in Houston. This full-time position requires extensive experience in HOA property management, including at least ten years in the field and five years managing high-rise buildings. The General Manager will oversee all aspects of property operations, ensuring alignment with the association's mission and vision, and fostering strong community relations.


Key Responsibilities

Management and Supervision

  • Oversee day-to-day property operations, maintaining adherence to the association's mission and vision.
  • Manage relationships with the Board of Directors, homeowners, and vendors.
  • Attend all community and committee meetings.


Communication

  • Handle calls from the Board, residents, and vendors, and take appropriate action.
  • Participate in on-site hotel touch-base meetings and communicate planned events to homeowners.


Walkthroughs and Inspections:**

- Conduct regular property walkthroughs for landscaping, building maintenance, violations, architectural reviews, and work order verification.


  • Fiscal Oversight
  • Review and understand financial statements.
  • Report and document if association spending exceeds the budget.
  • Develop and manage the annual draft budget.


Maintenance and Emergency Procedures

  • Ensure adherence to preventative maintenance procedures.
  • Establish and maintain building emergency guidelines.
  • Conduct fire drills and maintain emergency equipment.


Move In/Move Out Coordination

  • Oversee and coordinate move-in and move-out activities.


Vendor and Contract Management

  • Manage vendor relations and oversee third-party contracts.
  • Coordinate and oversee performance, advising the Board.


Legislation and Compliance

  • Educate Board members on legislative changes affecting the HOA.
  • Maintain compliance with condominium association laws and regulations.


Invoice and Bid Management

  • Authorize payment of invoices.
  • Manage the bid process for contracts and services.


Annual Meeting/Election Process

  • Handle all aspects of the annual meeting and election process.


Training and On-Call Duties

  • Attend required training classes.
  • Be available for after-hours emergencies.


Qualifications

  • Minimum of 10 years of HOA property management experience.
  • At least 5 years of experience managing high-rise properties.
  • Strong leadership and communication skills.
  • Proficiency in financial management and budget oversight.
  • Knowledge of property maintenance and emergency procedures.
  • Experience with vendor and contract management.
  • Familiarity with condominium association laws and regulations
