Savills is seeking an Account Director - Corporate Real Estate based out of our Albany office.
KEY DUTIES AND RESPONSIBILTIES
Account Manager Duties:
- Lead client engagements providing multi-market commercial real estate services such as: transaction management, portfolio strategy, project management, lease administration, etc.
- Lead teams consisting of transaction managers, project managers, architects and analysts to support client needs
- Engage with client to understand and implement their governance programs, such as: processes, KPI’s, playbooks, etc. and proactively update as needed
- Prepare, recommends, and implements a portfolio-wide transaction management strategy
- Ensure full scope of contracted services provided and performance metrics are met or exceeded
- Proactively assess for potential issues and take action to mitigate them before they become problems
- Proactively promote collaboration with client, account team and service partners to ensure optimal performance
- Manage negotiations for multiple transactions for client including relocations, expansions, renewals, dispositions, and renegotiations
- Attend and participate in all client account related meetings and conference calls
- Travel as needed to support client’s requirements
- Adhere to client’s standard operating procedures
- Report on compliance standards
- Establish and maintain strong working relationships with client, local brokers and other Team members
- Facilitate and participate in strategic portfolio reviews.
- Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.
Transaction Manager Duties:
- Oversight of commercial real estate sales and leasing transactions
- Review of existing sites for compliance issues and conformance with the occupying agency’s needs
- Assistance with the development of requests for information, negotiation of leases and completion and submission by landlords of all necessary document;
- Review, validate and provide recommendations regarding potential sites for a lease
- Recommendation of lease options, including a pro/con analysis, projected costs for each option, and
- Drafts and creates a large variety of analyses and relevant documents, including but not limited to project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions/recommendations.
- Understands how to create, review, analyze, and interpret financial analysis
- Works closely with Savills’ and/or client's architectural, engineering and design service teams, Project Management, Sales and Dispositions team members to ensure integration between the service lines.
- Preparation of reports (both internal to Savills and external to client)
- Other duties may be assigned.
- Available 8:00 -5:00 pm, Monday through Friday.
- Will work from Albany office on a schedule provided by client (schedule TBD, but candidate must be prepared for 5 days in office if requested).
QUALIFICATIONS
- Real Estate Salesperson or Broker license
- Bachelor’s degree
- Prefer transaction management experience in commercial real estate, preferably leasing, and/or sale transactions.
- Experience in negotiating a wide variety of commercial real estate products, such as, land, office, and industrial space.
- Knowledge of financial terms, principles, policies, and practices relating to real estate transactions.
- Over 10 years commercial real estate experience serving corporate accounts or experience as a client-side corporate real estate executive; multi-market/multi-service account management services preferred, to either public or private sector entities
