Position Summary & Responsibilities:
Steam Plant Operator
The Steam Plant Operator position provide building operational coverage for the State Office buildings located in the Capitol Complex campus, State Printing plant, ESOB Steam Plant and back up the Forbes field steam plant operation. This position is responsible to operate and maintain the steam plant operation, steam piping, Condensate Systems and water softeners and auxiliary equipment, basic electricity, basic HVAC operations, HVAC equipment, engineered systems, and building operations. The Steam Plant Operator position operates the Building Automation Computer Systems in order to monitor and control building temperatures, and equipment status. This position identifies and corrects problems to prevent more serious, complex issues in the service and maintenance of the boilers.
The primary duties and responsibilities include the following:
Controls boilers in order to provide steam generation by firing and operating high- and low-pressure boilers and related equipment, monitor temperatures, pressures, levels, chemical concentrations and flows attendant to the system. Makes emergency calls to other buildings during evening, night and weekend hours for the purpose of inspection and repair. Work is reviewed by supervisor for results achieved. Makes pressure, temperature, hour, amperage and flow readings on running equipment in order to fill out various records and logs to determine proper machine function using the knowledge of the industry. Monitors temperatures, pressures, levels and status of high- and low-pressure boilers in order to provide safe and adequate steam generation. Manually starts and stops, if necessary, pumps, fans, chillers and other equipment in the buildings of the Capitol Complex in order to control state worker environment while maximizing energy and resource conservation. Work is reviewed daily by supervisor for results achieved. Performs general maintenance at the skill craft level including but not limited to plumbing, carpentry, electrical, masonry, painting, air-conditioning and boiler operation. Rebuilds steam traps, changes belts and bearings on equipment, repacks pumps and valves, lubricates pumps, bearings and expansion joints, cleans flues on boilers, repairs or replaces valves and piping on gas, steam, and water lines, using black iron, galvanized and plastic as needed. Resets breakers in electrical panels, replaces switches and outlets, re-lamp and replace ballasts in light fixtures, disconnect electrical power to equipment in order to implement repairs, run conduit and wire to install new equipment as needed. Build necessary support and enhancement structures using wood, metal, and concrete for new or existing equipment. Does painting in equipment rooms as needed. Performs these duties using the necessary plumbing, electrical, carpentry, masonry, and painting tools, meters, and welding equipment. Uses knowledge of steam distribution systems, experience in facilities maintenance, manufacturing manuals, and preventive maintenance programs. Conducts periodic inspections of the plant and the distribution system. Checks for possible leaks in lines, valves, and pumps; makes emergency repairs and notify supervisor of condition using phone, clipboard, flashlight, gauges, hand tools, knowledge of systems and system history and supervisory directory. Repairs, rebuilds and installs pumps, valves, traps and piping in order to maintain the integrity and efficiency of the power generation system by performing the task associated with the plumbing industry at a skilled craft level using appropriate tools, techniques and procedures in accordance with industry standards. Performs multi-craft repairs on steam boilers and all related steam plant equipment, including cleaning, painting and repairing of firesides, watersides, refractory, floats, switches and internals by using the appropriate tools, techniques and procedures in accordance with industry standards in order to maintain the integrity and efficiency of the power generation system. Work is reviewed daily by supervisor through inspections for results achieved.This position is shift work.
Minimum Qualifications:
Two years of experience in the following building mechanical trades: electrical, electronics, plumbing, power plant operation, boiler operation, HVAC, and electronic/pneumatic control repair. Education may be substituted for experience as determined relevant by the agency.
