Assistant Property Manager

Responsibilities
  • Monitor and direct rental activity.
  • Monitor and track performance of leasing staff, including their understanding of current rental policies, concession programs, and closing ratios.
  • Monitor and track performance of vendors.
  • Maintain occupancy levels in accordance with company standards through effective motivation of leasing staff and use of authorized concessions.
  • Monitor and direct on-site marketing/advertising, including completeness of ad review, maintaining an on-going, in-depth knowledge of the associated market, including market conditions, competitive pricing, current pricing strategies for the community, comparison shopping, and general awareness of the community in relation to the market.
  • Update monthly market survey.
  • Review shopping reports and Yardi reports with leasing staff.
  • Maintain maintenance standards in both in occupied, vacant and move-in ready apartments as well as model units.
  • Schedule and monitor preparation of market ready units.
  • Assist in monitoring maintenance compliance with company policies regarding percentage of market ready apartments, completion of monthly inspection, and general quality of common area(s).
  • Monitor and ensure compliance with all Fair Housing regulations as well as local ordinances and laws.
  • Monitor and direct entry of data in Yardi and other software programs, including A/R and Payscan, and make daily bank deposits. Complete banking activities and document all transactions in a timely manner.
  • Support Community Manager and/or Property Manager in implementations of timely collections procedures, in accordance with company policies and practices, and ensure that rent is collected in a timely manner.
  • Prepare collection documents and represent the company at court appearances.
  • Assist Community Manager and/or Property Manager with meeting revenue goals, occupancy management, and resident retention.
  • Plan, prepare, and conduct community functions designed to add value to community operations and participate in preparation of resident newsletter.


Qualifications
  • High school diploma or general education degree (GED), some college preferred.
  • 1-2 years of direct experience or 2-3 years related experience and/or training. Some staff supervision experience desired.
  • Knowledge of Yardi, word processing software, spreadsheet software, accounting software, and contact management systems.
  • Working knowledge of Fair Housing mandates and other legal issues and local ordinances as they affect the daily operations.
  • Understanding of and ability to implement all policies with regard to special rent programs such as: Rent Control, Section 8 and low income housing programs.
  • Knowledge and ability to articulate legal procedures for evictions, bankruptcy, abandonment, storage.
  • Available for 24 hour/weekend coverage and resident functions as required.
