Senior Construction Project Manager

We are looking for a Senior Construction Manager to join our expanding internal Construction Project Management team. You will support the vertically integrated team of construction managers, designers, property managers, leasing managers, and acquisitions. You will report to the Director of Construction and will also have two direct reports (Project Manager and Assistant Project Manager).

The primary role of the Senior Construction Manager is to manage the construction projects on several of our assets (normally focused on 1 or 2 geographical locations). Projects range from $500,000 to over $30M and consist of small renovations, repositioning, and ground-up developments. You will play an important part in continuing our experience completing projects on time, within budget, and with a maintained focus on customer satisfaction.

About The Role

  • Experience with construction management processes, means, and methods, specific to the industrial sector in Southern California.
  • Will manage overall project/construction management services while collaborating with internal (leasing, property management, acquisitions, finance) and external (tenants) clients.
  • You will understand project delivery and deal with unanticipated events and unforeseen conditions.
  • Communicate both verbally and in writing to our clients (other Rexford disciplines), consultants, vendors, and peers.
  • Demonstrated experience leading project teams to ensure accomplishment of project goals is necessary (you will be supported by an assistant project manager).
  • Experience managing architects, engineers, contractors, and other vendors throughout all project phases.
  • Submitting building permits, and following up with any issues related.
  • Plan revision submissions to the municipality.
  • Prepare contracts and MSAs for all disciplines (typically architects, engineers, and general contractors).
  • Work and coordinate with asset and property managers and other in-house personnel to facilitate the construction management process.
  • Communicate with corporate accounting/finance to help with accurate internal accounting corporate budgeting and forecasting, and yield analysis.
  • Work with the leasing team to ensure completion of TI/CAPEX projects with no impact on tenants (move-ins).

About You

  • Bachelor's degree in Construction, Architecture, Engineering, or related field.
  • You will have 5+ years of construction and/or developer experience with industrial construction projects.
  • Experience managing projects (typically managing a portfolio of approximately 8-12 assets).
  • Expertise in BlueBeam, Excel (can maintain complex spreadsheets), Yardi, and Smartsheets.

Compensation

Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility, and long-term stock incentives. This role's expected annual salary range is $161,000 to $201,000, with a 25% discretionary annual bonus target and stock grant eligibility.* The actual base salary and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final base salary and total compensation will be described in any offer letter.
