Compensation: Up to $150k base

Schedule: Full-time, Monday-Friday, 8am-5pm

Work Arrangement: On-site with occasional field visits

Your Key Responsibilities:

Leadership and Team Management:

  • Oversee and execute duties related to Office Engineer, Project Engineer, Assistant Project Manager, and Project Manager roles, emphasizing leadership and training.
  • Lead interactions with Owners and Architects, managing negotiations, conflict resolution, and business development initiatives.
  • Manage large-scale, complex projects or multiple smaller projects with minimal oversight from upper management.

Preconstruction and Budget Management:

  • Oversee the Preconstruction Phase while concurrently managing the primary project.
  • Deliver accurate project budgets at various stages of development (SD, DD, CD) to Owners and Designers.
  • Lead preconstruction budgeting efforts and manage Buyout and Subcontract Tracking Logs.

Document Control and Quality Assurance:

  • Provide general oversight of Document Control and Management Processes, including Shop Drawings, Submittals, RFIs, and Document Control.
  • Ensure quality control in submittal reviews and the creation of RFIs.
  • Oversee the timely submission and approval process for Shop Drawings, Submittals, and RFIs.

Cost Management and Change Orders:

  • Review project bids, validate scope, and finalize trade-specific contracts.
  • Manage project startup in CMIC, including phase assignment, budget entry, and project initiation.
  • Prepare and manage Requests for Change Orders (RCOs) with detailed backup documentation.
  • Generate Owner Change Orders and perform Project Budget Revisions.

VDC and BIM Coordination:

  • Oversee coordination with the project’s VDC Manager.
  • Manage and verify the field implementation of VDC/BIM efforts with the Superintendent.
  • Lead project BIM meetings.

Scheduling and Procurement:

  • Develop and update project schedules using Microsoft Project.
  • Oversee the logic and sequencing of scheduling activities.
  • Manage the Monthly Procurement Schedule and ensure regular updates.

Owner Contract and Reality Check Management:

  • Review and markup standard contract outlines specific to projects.
  • Collaborate with OIC in negotiating Owner Contract terms.
  • Oversee the compilation and management of the Reality Check package.

General Project Management:

  • Depending on team size, assist or manage Project Manager responsibilities.
  • Prepare monthly project reports for Owners, if applicable.
  • Manage Minority and MWSBE Reporting, including paperwork review.
  • Ensure compliance with Building Code Requirements and assist in obtaining permits and scheduling inspections.
  • Support field quality control and promote project safety.
  • Focus on employee development, including annual reviews and training for lower-level personnel.

What You’ll Need to Succeed:

Educational Background and Experience:

  • Extensive construction knowledge, including document comprehension, material testing, contract management, payment methodologies, lien rights, and installation processes.
  • Proficient in Microsoft Office, CMIC, BIM 360, and other relevant software.

Leadership and Communication Skills:

  • Strong time management, organizational skills, and ethical business practices.
  • Demonstrated initiative and flexibility in performing duties as required by the project team or OIC.

Technical Proficiency:

  • Expertise in developing and updating project schedules, managing budgets, and overseeing VDC/BIM coordination.
  • Ability to train and mentor lower-level personnel in all aspects of project management.
