We are looking for an enthusiastic Acquisition & Asset Analyst to join our team.


Reporting to the Acquisition & Asset Manager, this role will support key transactions & value add capital projects for GSA, with the key areas of responsibility being:

Support Acquisitions – both portfolio and single asset acquisition transactions; focusing on the underwriting and execution of these transactions.

Support Asset Management – focus on initial underwriting of new value add projects and performance monitoring throughout and after completion.

Support Asset Disposals – collaborate with agents to establish Broker Opinion of Values (BOV’s) as well supporting with Due Diligence throughout the sale process.

Analyze New Growth Opportunities – detailed review of new markets opportunities, acquisitions and value add capital projects across the US.

Your responsibilities will cover:

Transactions

  • Take the lead on financial modelling, research and co-ordination of due diligence
  • Work alongside key members of Yugo and GSA to validate underwriting assumptions
  • Assist with Investment Committee papers and investor meetings
  • Support the handover and transition of an acquisition to the Investment Management team
  • Support post-transaction obligations
  • Responsibility for administering project meetings, taking minutes and actions and use of project tool Monday.com
  • Gate Keeper of project filing

Asset Management

  • Monitor sales performance of renovations
  • Collaborate with our in-house construction team to ensure accurate underwriting of new projects
  • Support with presentations made to relevant committees

Disposals

  • Produce pro-forma valuations
  • Monthly financial review throughout disposal process
  • Gatekeeper of documentation shared as part of the BOV/Due Diligence processes

Wider Business

  • Maintain a transaction pipeline schedule to support the resource management and investment selection process across all US markets
  • Seek continual improvements to ensure our acquisition systems are efficient and fit for purpose


To be considered for this role, you MUST be able to demonstrate:

  • 2-4 years’ experience with a demonstrable track record within the real estate sector
  • Excellent financial modelling, analysis and research skills
  • Strong proficiency in financial analysis, report and budgeting
  • Proven exposure and ability to support the structure of high value deals and execute effectively
  • High-level analytical, planning, organising, project management and problem-solving skills
  • Substantial level of skill in liaising with a range of stakeholders, using influencing, interpersonal, consultation and relationship building skills
  • Ability to commercially evaluate financial data, and present conclusions to inform business decisions
  • Highly developed verbal and written communication skills, including the ability to prepare documentation for stakeholders’ groups at varying levels
  • In-depth knowledge of Microsoft Office products specifically (Excel, PowerPoint and Word)
  • Experience of working with high levels of autonomy, in a global diverse organisation
  • Strong time management skills and the ability to work flexibly around business needs and time-zones
  • Ability to travel when required, with acceptable notice given


Desirable traits are:

  • Experience in student accommodation, real estate or investment management business
  • Proven record of collaborating with colleagues across geographical, cultural and function boundaries.
