MAJOR DUTIES
Directs and supervises facilities operations and maintenance functions.
Manages major facilities operations and maintains projects.
Trains, assigns, directs, supervises, evaluates, and disciplines personnel.

Coordinates with contractors and inspectors for elevator inspections, fire system inspections, fire extinguishers inspections, and backflow prevention inspections.

Serves as a member of the Emergency Management and Recovery Team; performs building inspections following events; participates in related training.

SUPERVISORY CONTROLS
The Deputy County Administrator assigns work in terms of department goals and objectives. The supervisor reviews work through conferences, reports, and observation of department activities.

GUIDELINES
Guidelines include federal, state, and local building codes, safety regulations, and county and department policies and procedures. These guidelines require judgement, selection and interpretation in application.
COMPLEXITY/SCOPE OF WORK
The work consists of varied management, supervisory, and technical duties. Strict timelines and inclement weather contribute to the complexity of the position.
The purpose of this position is to manage the maintenance of county buildings. Successful performance in this position contributes to the efficient and effective maintenance of those buildings.

PHYSICAL DEMANDS/ WORK ENVIRONMENT
The work is typically performed while intermittently sitting, standing, stooping, bending, crouching or walking.

The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.

The work is typically performed in an office and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts. Work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY
This position has direct supervision over HVAC Technician and Facilities Maintenance Technicians.

MINIMUM QUALIFICATIONS

Knowledge and level of competency commonly associated with the completion of a baccalaureate degree in a course of study related to the occupational field.

Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with one to three years experience or service.

Possession of or ability to readily obtain a valid drivers license issued by the State of Georgia for the type of vehicle or equipment operated.
