Job Description

  • We are seeking a highly organized, proactive individual who thrives in a fast-paced work environment and takes full ownership of their tasks.
  • The ideal candidate will exhibit exceptional customer service, multitasking, and critical thinking abilities, along with the capacity to respond promptly and communicate effectively in various situations.
  • They should also demonstrate a strong sense of initiative, collaborate effectively with colleagues, and uphold a diligent work ethic focusing on cleanliness, efficiency, and accurate record-keeping.
  • Physical requirements include heavy lifting, transportation of maintenance equipment, prolonged standing/walking, as well as bending, kneeling, stooping, climbing, and balancing.
  • This role may involve weekend and holiday work, and the availability to be on-call for emergencies.
Objectives of this Role
  • Supervise all aspects of property maintenance to ensure the property's overall condition and appearance are well-maintained.
  • Coordinate maintenance operations, manage work requests, oversee turnover schedules, and maintain a cost-effective inventory.
  • Ensure timely completion of service requests on a daily basis.
  • Create and manage an efficient on-call schedule, ready to handle emergency maintenance when required.
  • Lead Punch List for vacated units to ensure they meet company standards before new tenants move in.
  • Manage contracts and warranties, conduct minor repairs, and arrange maintenance services when necessary.
  • Provide training and guidance to the Maintenance team.
  • Preference for candidates with experience in high-rise or mid-rise apartment buildings.

Desirable Experience
  • Minimum 3-5 years of property maintenance experience.
  • High school diploma or equivalent (Bachelor's degree preferred).
  • Strong verbal and written communication skills.
  • Ability to make quick, accurate decisions and maintain confidentiality.
  • Skilled in conflict resolution and customer service.
  • Capable of prioritizing tasks effectively and multitasking diligently.
  • Familiarity with Yardi or similar property management software.
  • Valid driver's license and auto insurance.
