Summary: The Facilities Maintenance Manager is responsible for guiding the maintenance of the Winchester Mystery House (WMH) site's historic buildings and for providing support, including meetings, programs, rentals, and events. The Maintenance Facilities Manager performs initial diagnostics, service, repairs while ensuring the smooth daily operation of the facilities that maintain a safe environment for visitors and staff. Responsible for monitoring and championing guest service and training for the maintenance department. Manages up to 8 direct team members. Serves as the organization's Safety Officer, responsible for life safety system compliance and facility-related programs.

Essential Responsibilities will include the following, and other duties may be assigned.

Maintenance and Safety Duties:

· Performs routine maintenance, schedules contractual preventative maintenance and repair as necessary, and supervises contractors and vendors in a manner sensitive to the role and significance of the historic site.

· Serves as a Safety Officer for the organization and oversees the Maintenance Department, leading compliance with OSHA, ADA, and local fire and building codes, and coordinates with insurance and loss prevention representatives.

· Maintains documentation and readiness for life safety inspections, such as fire, extinguishers, safety drills, system testing, and sprinklers.

· Partners with the Operations Supervisor on staff emergency preparedness, including fire drills and response coordination.

· Conducts regular facility audits and maintains tracking logs for identified hazards, mitigation, and updates.

· Maintains building access controls such as locks and security camera systems.

· With the General Manager, and Director of Operations, develops a site wide facility assessment for the long-term care and management of the site. Assists with the development of an annual maintenance and preservation budget.

· Maintains and oversee the facility's work order management system to track repairs, schedule preventive maintenance, and monitor performance.

· Monitors, maintains, and sets environmental controls that adhere to required Museum specifications for the HVAC systems.

· Provides oversight for building systems, including plumbing, electrical, HVAC, and structural aspects.

· Maintains the exteriors of the structures, including cobwebs maintenance, caulking, repairs, etc.

· Maintains all State and Local required inspections and operating permits while adhering to recognized building codes and museum standards.

· Provides insight on capital project planning, such as long-term facility upgrades.

· Assists the Director of Operations with planning office and storage relocation, exhibition fabrication and dismantling, and events, rentals and meetings.

· Participates in meetings, workshops, trainings, and seminars to gather and convey the information required to perform functions.

· Performs minor troubleshooting and recommends a course of action. Responds to emergency maintenance requests during and after hours to resolve immediate safety concerns.

· Operates power equipment, including power washers, buffing machines, carpet cleaning machines, drills, saber saws, circular saws, generators, small sump pumps, stake drivers, boom and scissor lifts, and others according to established procedures and in a manner that ensures the safety of persons and objects.

· Education:

o Required: High school diploma or general education degree (GED).

o Preferred: Bachelor's degree in Architecture, Construction Management, Historic Preservation, Engineering, or related field.

· Experience:

o Required: Two to five years of experience in building or facilities maintenance, including supervisory experience, and must have knowledge of the occupational hazards and safety precautions applicable to maintenance and construction work.

o Preferred: Working knowledge of historic buildings and their mechanical systems; appropriate maintenance and repair methods; and customary tools and materials used. Understanding of plans, sketches, and construction drawings.

Job Type: Full-time

Pay: $105, $115,000.00 per year
