Sharp Capital is a real-estate investment and asset management firm based in Beverly Hills. We acquire, reposition, and manage office, retail, and mixed-use assets across California and beyond.

The Role

We're hiring a Controller / Senior Property Accountant with 5+ years of real-estate accounting experience to own full-cycle accounting for a portfolio of properties and entities. You'll drive monthly close, lender/investor reporting, cash management, and partner tax support while tightening processes as we scale.

What You'll Do

  • Full-cycle accounting for multiple entities (propcos, holdcos, JVs, and management entities).
  • General ledger management: review balances, prepare/approve journal entries, and maintain chart of accounts.
  • Close: lead monthly and annual closes; prepare monthly, quarterly, and annual financial statements (GAAP) for internal use, lenders, and investors.
  • Cash management: prepare monthly cash flow reports, manage payables/receivables, and recommend intercompany transfers.
  • Banking & reconciliations: monthly bank and credit card reconciliations; covenant & debt-service tracking.
  • Tenant accounting: issue rent statements, post deposits, apply cash and prepaids; process tenant account adjustments, CAM estimates & annual reconciliations.
  • Fixed assets: calculate and record depreciation/amortization for FF&E, TI, leasing commissions.
  • Budgets & forecasts: assist with annual property/portfolio budgets and reforecasts.
  • Reporting & compliance: assemble lender reporting packages; support refinancings, escrows, and onboarding of new acquisitions.
  • Tax support: compile year-end financials for outside CPA; coordinate partner schedules; issue K-1s; handle annual 1099s and business tax renewals.
  • Payments: process mortgage, distributions, management fees, payroll funding, and operating disbursements.
  • Projects: streamline processes, implement controls, and tackle special projects as assigned.

What You Bring

  • 5+ years of real-estate accounting experience (required); mix of property accounting and consolidated/portfolio work strongly preferred.
  • Strong command of GAAP, property-level accounting, and CAM mechanics (estimates, true-ups, gross-ups).
  • Hands-on with multi-entity consolidations, intercompany, and equity/partner waterfalls at a working level.
  • Tooling: proficiency with Yardi and/or similar (preferred) and Excel (index/match, pivots).
  • Track record of owning month-end close and delivering clean, on-time reporting.
  • Organized, detail-driven, and comfortable in a fast-moving, entrepreneurial environment.

Nice to Have

  • Experience with office/retail assets, ground leases, capital projects, and draw processes.
  • Exposure to lender covenants, DSCR/debt-yield tracking, and transaction diligence.
  • CPA, CMA, or public-accounting foundation.
