We are inviting applications for the role of Asset Manager in Lexington, Kentucky. As an integral part of our team, the successful candidate will be primarily tasked with managing and optimizing the performance of our asset portfolio. This role is in the asset management industry and is based in a dynamic and professional workplace environment.


Responsibilities:


• Develop comprehensive financial strategies for the portfolio and implement them efficiently.

• Monitor and evaluate financial performance, conducting budgeting, forecasting, and variance analysis.

• Ensure accurate and timely financial reporting to relevant stakeholders.

• Identify and execute cost-saving measures and explore revenue enhancement opportunities.

• Maintain a robust understanding of various programs, regulations, and reporting requirements such as HUD, Tax Credit, and Rural Development.

• Monitor compliance with program regulations and conduct regular audits and inspections to address compliance issues.

• Collaborate with property management teams to ensure efficient property operations.

• Monitor property performance metrics including occupancy rates, rent collections, and maintenance expenses.

• Develop strategies to optimize property performance and enhance tenant satisfaction.

• Coordinate property inspections and maintenance activities to ensure compliance with quality standards.

• Develop and implement long-term asset preservation plans to maintain the physical and financial health of the portfolio.

• Identify and prioritize capital improvement projects to enhance property value and tenant experience.

• Oversee the procurement process for major capital projects, including bid solicitation, contractor selection, and contract negotiation.

• Build strong relationships with ownership, investors, lenders, and regulatory agencies.

• Serve as the primary point of contact for asset performance, compliance, and reporting.


Skills:


• Ability to analyze financial statements and develop annual operating budgets.

• Proficiency in financial planning & analysis (FP& A).

• Strong organizational skills and ability to coordinate complex activities.

• Strong verbal communication skills.

• Proficiency in asset management.

• Must have a minimum of 5 years of experience in Asset Management
• Proficient in preparing and analyzing Annual Operating Budgets
• Demonstrable experience in creating and interpreting Income Statements
• Skilled in Financial Planning & Analysis (FP& A)
• Must have experience in analyzing Financial Statements
• Strong knowledge of Asset Management principles and strategies
• Excellent verbal and written communication skills
• Ability to work in a fast-paced environment and meet deadlines
• Proficient in Microsoft Office Suite (Word, Excel, PowerPoint)
• Excellent problem-solving and decision-making skills
• Must have a Bachelor's degree in Finance, Business, or related field
