LHH is looking for a full-time Property Accountant to join our client growing company in Seattle, WA. This position will be a 6-month contract that is fully onsite at the client location.

Job Title: Property Accountant

Position Summary: We are seeking a detail-oriented and experienced Property Accountant to join our team. This is a full-time position that involves managing the accounting activities for multiple commercial real estate properties within our portfolio. The Property Accountant will report to the Controller and work closely with the property management team to ensure accurate financial reporting and compliance with accounting standards

Key Responsibilities:

  • Drive the common area maintenance (CAM) budget and reconciliation processes in partnership with property management.

  • Manage revenue, collections, and operating budgets for assigned properties.

  • Compile monthly P&L and accounts receivable reports for property managers. Review financial results with the Property Management team, analyze trends, and recommend adjustments to forecasts.

  • Partner with property management to perform ad hoc analyses addressing financial and leasing issues.

  • Analyze and interpret leases, entering all required information into financial and operational systems.

  • Develop and implement accounting procedures and controls to improve efficiency and mitigate risk.

  • Perform fixed asset accounting and system maintenance.

  • Prepare and record journal entries to maintain accurate financial records for multiple properties12.

Requirements:

  • Bachelor's degree in Accounting or Finance.

  • 5+ years of property accounting experience.

  • Knowledge of US Generally Accepted Accounting Principles (GAAP), accounting methods (cash-basis vs. accrual-basis), leasing, revenue recognition, common area maintenance, and fixed assets.

  • Proficiency in MS Office suite and Yardi software. Expertise in other property management software (e.g., Prophia, Kardin) is desired.

  • Strong attention to detail and accuracy.

  • Ability to think critically, interpret and analyze complex financial data.

  • Excellent communication and interpersonal skills12.

Compensation: $30-$40/hour DOE
